Wrecked New Car, Got New Roof!

There are so many stories... Drove away from the car lot with mom in a new Ford Probe in 1998 and went to the grocery store. A cart hit my car. Not the kind of T-bone we wanted. Driving another agent down 635 in Dallas and we get rear ended. Hard. About 2 weeks old, that car... Thanksgiving Day 2012 brand new car... about $8k in damage to mine and my uncle's neighbor. And then there is this year. Backed my new Cadi into a pole I didn't see. Paid out of pocket a few hundred dollars - no need for insurance. No big deal. Except...

IT. WAS. BRAND. NEW. DAY OOOONNNNNEEEE

Completely different topic, but it all ties together. I own 5 investment houses all in the same Keller school district area, slightly different in quality of construction, still only about 5 miles seperate the 5. I property manage 7 more. Then I have 1 off in Dallas. We get high wind, rain storms in DFW Texas seasonally. No new news, we get tornados and we get hail. Sometimes it's baseball size. It is common for me to file insurance claims on roofs (at least 1 of the 12-15 I own or manage at the time) about 1 time every 1-2 years. It is common, and I mean super common, for one roof to get totaled and another roof only 1/8 mile away to get NOTHING. Weirder than that? I have had 1/2 the roof get replaced. Yes. One side took a hit every 5-10 inches based on wind directionality and roof pitch while the other side had no composite missing at all - bounced or slid right off. My personal favorite - brand new roof, but it leaked.

So when buyers I represent get an inspection done on a property they are buying and that inspection report comes back with 3 pages of roof hail damage on a new roof, no, listing agent, I am not surprised at all! Let's roll up our sleeves and get to work... Again.

My first reaction is - don't buy a new car!  Hail damage is not something I have ever had to deal with here.

Hail is like a hurricane - no good for houses or cars and it can be brand new and still get wiped out with ease. Mother nature can be a beastie.

Sandy and Norm, agree... when the listing agent went on and on about it being new, I kept my mouth shut, but I was thinking everything I just typed... NEW. DOESN'T. MATTER! Damaged!!!!!!!! Fix it!

Kristen,  you have had some bad luck with new vehicles being hit and with your properties being hit by that capricious Texas severe weather; yet you manage to have such a GREAT attitude and work out the situation!  Well done, Kristen!

 

I have the opposite problem.  OLD RED is ready to hit 200,000 miles and I am looking for a vehicle to hit me . . . . .  but no such luck.     ^_~

Living in Los Angeles I've been to few totals and see car accidents every day....As for the roof, we do not have much rain, so roofs are usually fine.
