Which website should I buy?

I know pay per click has been around for "awhile" and agents have constantly been looking for the next best thing. Should I get the Boomtown site, Commissions Inc, Kunversion, Real Geeks, REW, etc?

I am going to try to focus on the facts only-as should any article. Honestly, my opinion is my opinion and should have no bearing on your decision to choose whichever site.

Do the sites work? Sure. I want you to have as the biggest takeaway though- is you have to work for the system to work. Sure, you can pay someone to manage your ppc, you can even pay someone to hire an ISA to call for you. But that works with any system. 

Do certain systems have more robust backends than the others? Sure. Do others get better leads? Sure. Do others have better customer service than others? Of course.

It cracks me up when I read in a forum that someone says their conversion percentage is blah blah and that system is the greatest thing since sliced bread. Maybe that system is good, but know this-that same agent probably brought over thousands of leads from another site-that probably wasn't working as well. They are probably starting to convert those leads in the new system. Could it be the fabulous backend? Maybe. Or maybe just that the lifecycle of an internet lead is longer than other leads. Does that make the new system better than the other? You decide. There is no way to compare apples to apples other than have a consumer register on 2 different sites at the same exact time and see which "works" better. And few people do that for conversion purposes because it is useless. Maybe for lead quality it works.

Percentages and days on market mean very little to me in our business. "John Smith sold his listing for 109% of list price." Ok, maybe it was priced under market. "John Smith sold his listing in 1 day." Maybe he had a listing agreement for 3 weeks prior to going live in MLS and found a buyer before MLS and then "padded" his stats. Maybe he did, maybe he didn't.

Point is do the work, and any site should work. Your conversion percentages go up as your skills go up.

Blair, you are absolutely right. Websites are just one tool, which is used differently by different Realtors. Some Realtors have only a simple informational web-site and still produce a substantial amount of transactions.

Blair - You hit the nail on the head with this post.  I have heard a couple of prominent agents in our area state (independently and months apart) that the cost of a transaction using PPC is about $1,000 PLUS the cost of a team members time following up on 100 leads that yields that 1 transaction.

Tony, thank you for your kind comments. Means a lot that you read the post. And if someone is paying $1000/per transaction-good for them that they are closing deals, but someone might want to look at how to better convert.
