Recorded Deed Notice - SCAM!!

By
Real Estate Agent with Preview Properties, PC - http://www.RealEstateMich.com

When you buy a property, a deed is signed at settlement (closing).  It goes to the County Registrar of Deeds for recording and is mailed back to you. Depending upon the County, it may be a few weeks to even a few months.  Any recording fees were paid at closing.

There are companies that are sending out very official looking notices, complete with 'respond by' dates to new homeowners.  They want you to get a 'Current Grant Deed' and 'Property Assessment Profile', you can pay by phone (usually an 888 toll free number), and charge $83.  These documents are worthless and they are NOT your real deed.

Sometimes these official looking notices come to homeowners before the true deed arrives in the mail.  Please don't waste your money.  If you have questions, contact your Realtor, the title company that handled your settlement or your County Registrar of Deeds.

And as always, feel free to call me with real estate questions.

I just received one today and it is for a property that we did not purchase at all. I figured it was a scam and I don't know how this is still going on.

It's like the infamous 'Nigerian' email scams - it only takes one to make some quick money.  Title agents in my area are routinely warning purchasers at closing about getting a letter after closing.  Apparently this scam is still alive and well.

Got one of this too, here in NJ.

Scam information (let's help SEO):

From: "PROPERTY PROFILE"
449 W Foothill Blvd #519
Glendora, CA 91741

Pay By Phone 1-888-411-7842 , cost $86.

Interestingly, my PARCEL NO came in scientific notation (3.02E+14).
Looks like the programmer didn't implement the "formater" correctly :D

But other than that, they did know some details of my transaction.

Jeff, that's such a surprise!  lol.

Rafael, there's a lot of info available in public records. They must have gotten a data drop.

Received a notice earlier to-day,4/28/2018. Truly a scam. They get your information, from recent filing of ,i.E. legal deeds , wills, estate planning, and such that are in fact listed under public information which is free, then they try to get a donation out of you, $86.00. Nothing but a scam, call them at their pay by phone number (888-411-7842) and tie up their system as they do to others.

I just got one today, this company fails to provide the public any type of added value ,,therefore it should be shut down. The type of format and timing after a recent property purchase is pure deception.

I sent back the letter with some of the info blacked out and wrote in bold black letters “You stupid people, get a real job”. I am sure it won’t faze them but I did it anyway.
