My Best Advise for Newbies - An October Challenge

I have tried my hand at selling many different products over the years. Many of my representatives were wonderful helpful people who were great at motivational marketing. One of the things always relayed to me was to make a list of everyone I knew and to market to them.

 

My first broker told me the same thing. Make a list and market to them. So this advise, was my best advise to me from my first broker; and now mine to you.

 

Making a list is good for any type of selling. Selling homes is no different. When I started out in real estate I made a new list of everyone I knew. My personal goal was 500 names. When my list got near 300 I felt that I could not list another name. I was wrong. I listed all the people of the three previous churches I had belonged to and all my friends from previous jobs I had held in the past and all my old school friends that I still kept in touch with. 

 

My advise to you are numbered below.

 

STEP ONE.  Make a list of everyone you know. Don't forget school, church, previous jobs, clubs, and relatives. Making a Note

 

STEP TWO. As you are making your list; send each person a "Good News" note card announcing you are now selling real estate and ask for referrals.

 

Phone Calling

 

STEP THREE. Wait five days and call those people and ask if they have received your note. In my opinion this is the equivalent of "cold calling." Now you can verbally request a referral. 

 

 

STEP FOUR. Meet new people and get their business cards. Always work on adding to your list! NEVER BE SATISFIED with the number of people on your list. Join some organizations in your target areas and seek out new people to meet. Try to meet at least ten a day. Add the people you meet to your list, send a note card and call a week later to see if they have received your note. The children you have in sports or other organizations it is a great place to meet new people!   Party People

STEP FIVE. Join Active Rain! There are many people here who equally have great ideas on making you a TOP REALTOR with their marketing incites!

The good, old sphere of influence list. Good start. The follow-up should be actually easier than cold-calling - these people already know you, so it's closer to warm-calling, more comfortable.
