Is Naples a Buyers Market or a Sellars Market

How do you determine if it is a buyers market or a sellers market?  One way is to look at the number of active sales, closed sales and the months of supply on the market.  Sometimes it could be a buyers market in one community and a sellers market in another community within the same city or neighboring cities. It may even vary in different neighborhoods within the same development.

 

Communities considered a sellers market

  • Bay Colony Single Family Homes (active homes – 0, closed annual sales – 6, months of supply – 0)
  • Pelican Bay – Condos  (active homes – 11, closed annual sales – 72, months of supply – 1.83)
  • Bay Colony – Condos (active homes – 8, closed annual sales – 45, months of supply – 2.13)
  • Gulf Shore Blvd./Naples Cay – Condos (active homes – 32, closed annual sales – 132, months of supply – 2.90)
  • The Colony – Single Family Homes (active homes – 4, closed annual sales – 13, months of supply – 3.70)
  • Grey Oaks – Single Family Homes (active homes – 29, closed annual sales – 68, months of supply – 5.12)
  • Pelican Bay – Single Family Homes (active homes – 15, closed annual sales – 34, months of supply – 5.30)
  • Shadow Wood at the Brooks (active homes – 12, closed annual sales – 26, months of supply – 5.55)
