Seller Tips: Showing Your Home

 

You've just finished the grueling work of preparing your home for the market.  At the recommendation of your agent, you've made required repairs, deep cleaned your home, and packed up the non-essential items in your home.  You may have even worked with a professional stager to help you present your home in the best light. Pictures are done, your listing is done, and it's uploaded to the Multiple Listing Service.  Your home is out there for Buyers to see.

 

At this point, it feels like you've done all you need to do... AND YOU'VE DONE A GREAT JOB!  All that hard work was for one thing: to draw that ready, willing, and able Buyer to your door step to view your home. So here are some tips and tricks to make sure those Buyers remember your home for the better.

 

Hang In There!

1. Security - Lock away all prescription drugs, firearms, electronics (iPads, phones, watches), and jewelry. More often than not, the Buyers viewing your home will not take your valuables, but why not be sure?  Get a safe that is large enough to store these items.  If you are a gun enthusiast, designate a space that is under separate lock and key. Ask your REALTOR® to emphasize to other REALTORS® that you have a designated space that is under separate lock and key, and that potential Buyers must be accompanied.  Do not leave your firearms on nightstands!  Kids also view homes with their parents.

 

2. Kitchen - (a) Have a cabinet or reserved space to store your countertop appliances.  You want only staged items to be on the countertops.  (b) Remove all magnets and items from the top of your refrigerator.  (c) Like the bathrooms, have a set of unused and matching hand towels for showings only. (d) Do you best to ventilate your home while you are cooking. (e) Empty the trash can and run the disposal to ensure nothing is in there.

 

3. Bathrooms - (a) Put all your toiletries in baskets or containers.  This will help you quickly declutter your personal items, and store them underneath your sink.  You want these items out-of-sight.  (b) If possible, find some unused and matching sets of towels to display for showings only.  (c) If you can use ONE bathroom while your home is on the market, it will help you to keep your home show ready for those last minute requests.  (d) Empty the trash cans, flush the toilets (people with kids understand), and close the lid.

 

4. Bedrooms/ Closet - (a) Make sure that bed is made and the nightstands are decluttered!  If it wasn't there in the pictures, then make sure it isn't there when you're showing. (b) Buyers will look in your closets. Make sure they can see the size of the closet.  (c) The bedrooms are great rooms to have plug-in deodorizers.

 

5. Common Areas - (a) Make these spaces look like the pictures.  Make sure bookshelves are organized. End tables and coffee tables should be clear of clutter.  (b) Put some deodorizer on the furniture (if needed) and vacuum/ sweep the floors.  (c) Mud Rooms or Utility rooms should be organized

 

6. Fur Babies - (a) Best case scenario... Bring them with you.  (b) If there is no way for you to take them with you, then put them in a kennel.  (c) Ensure that your REALTOR® mentions them in the Showing Instructions.  

 

7. General - (a) Turn on all the lights, and open the curtains and blinds.  (b) Have a checklist of things you need to do to prepare for showings.  Some of the information above may or may not apply to you.  So create a list that will help you keep track of all the little things that will ultimately bring you success!

 

Doing these things will bring you a Buyer, and move you closer to your goals.  Your REALTOR® will be there every step of the way to assist you with this difficult, but rewarding process.

Sellers have a multitude of reasons for why they may want to stick around during showings, but we should remind them that the buyers have their own visions and needs. Sellers need to understand that vacating their house allows buyers to imagine the home as their own. Some sellers who lived in the house for a very long time are often too emotional about their homes and feel that the agent will not be able to provide all ''valuable'' information to visitors....but they should be reminded that next homeowners are looking to create their own memories.
