I thought this would be a great post to re-blog because this type of scenario can happen to any seller, and or listing agent ;o(

And this is one of the biggest reasons that I prefer Supra Key.

And if a Supra Key had been used vs a mechanical lock box then the last agent that was in the home would be responsible if he/she had left the back door unlocked.

Hopefully the video that was taken will put the person behind bars and help return some of the stolen items.

The first contact this morning was the seller of my newest listing. He asked that I suspend showing until tomorrow. Ok, I'll bite, What's wrong? Well he told be, my home was robbed and my house is a mess. I also felt violated at that point and knew I had only given out the lock box code to 3 agents. One, that I trust followed up by telling me he never showed the property. The other two, well I don't know them at all. My guess is the last agent was to blame. The seller slowed me down and said he might have left the back door unlocked. As there wasn't a sign of forced entry.

The more we talked, I asked him why he wasn't more upset? It turns out, the neighbor across the street Man in Jailvideoed the whole episode. And got the license plate number. So he has some hope. I hope he ends up in jail.

Now I know my sellers disclosure has two paragraphs about the safety involved  while the home is for sale and that lock boxes are poor security. But I always treated it as just another disclosure, this has never happened to me while listing homes for sale in Saint Cloud, Florida.

The last thing I thought of was his dog, a female pit bull. Somehow the thief put her in a closet. I am sure he must have baited her. Made me reflect on would my Rottweiler have fallen for food.

Thankfully, we must use a SupraKey for listings. We can add a combo box for appraisers, contractors, etc. but we must have a Supra.

Robert, Since I used the combo box and any agent wishing to show the property must call me, I did know who the last agent was inside the home. I also said in the blog that the seller had left the door unlocked, so the box is irrelevant. The front door could have been welded shut. Thieves will get in any way they can, even break a window. The true nature of the blog was that it could happen to anyone, anywhere, anytime, no matter what precautions are taken. Thanks for reposting.

Hello Robert.  Yes we can not be TOO careful with our clients well being.  Incidents like this, even though possibly nothing to do with the RE end, make the hair on all our necks stand up.  Just too close to home.  Mark

Thanks for this re-blog, Robert - you are right this could happen to anyone.  We are sometimes lulled into thinking it couldn't happen to us or in our neighborhood.  My daughter had her car stolen out of her driveway - too close for comfort.

Hi ROBERT SWETZ I'm sure it could happen to anyone, but that doesn't lessen the trauma. And some thieves are "smart" enough to open a window while previewing the house so they or a friend can come back later. The video is the best security.
