As a seller, you have a huge advantage in selling your Framingham or Metrowest home in 2016. This marketing plan is more active than passive, and is more effective than any other I have seen. The only reason a home doesnt sell is because of overpricing or poor marketing. Pricing is obviously the bigger reason for a home not selling in this hot sellers' market. Nowadays, social media is such an important factor for attracting buyers to your open houses and showings on your current listings that it just can't be ignored. The most important thing is differentiation because sellers trust that what an agent says they will do, they will actually do. This is not always the case. Some agents work harder than others, some agents have teams so they can outsource some of the work, and some agents work as a single person.

The importance is relaying the information in the correct way so that sellers understand how you will approach getting their home sold for top dollar. I do what I say i am going to do and find that honesty and integrity are always the best approach in any situation dealing with clients. 

Some agents will come in and tell the sellers what they want to hear as far as price just to get the listing. This is not the way i operate because I dont want the sellers' making less money than they would have if it was priced accordingly from day one. There is nothing more important in business than honesty, integrity and loyalty. When sellers and buyers hire me, it is an honor to be employed by them and that they put their faith in me to negotiate and get their highest price for their home in the shortest amount of time.

I take this seriously, and don't let anything come before this in importance in any transaction for any reason. You learn as an experienced agent over time that every client, every situation and every client need is different. To get the highest sales price for your sellers, you need to go above and beyond in effort and time, and your marketing plan should vary slightly per the needs of your client. My marketing plan takes this into account for every seller and every listing that I take.
