What is a Final Walk Through and Do I really need one?

What does a FINAL WALK THROUGH have to do with Real Estate? was a question asked by a Buyer the other day. The Buyer has a Buyer Broker and the closing was coming up. A call to the Buyer Agent when they would like to complete the final walk through, was answered with silence. "Why does my buyer need one" they asked. They proceeded to have the Buyer call me as they would not be available as they were taking some time off this week.

 

The Buyers question was "Did they really need a final walk through?"

 

As the listing agent my duty is to the seller and as so, i informed the Buyer they had an option to have one. I asked did they want to schedule one before the closing? Their answer was no, they would inspect the home after they purchased it.

 

 

I wanted to share this story with anyone thinking of Buying a Home, because the FINAL WALK THROUGH is the Buyers opportunity to check the home one last time before the closing and they become the owner. For me a final walk through would be a MUST.... If anything was left behind, any damage occurred during the sellers move out or an act of god, this is the buyers last chance to identify it and ask for it to be cured or be reimbursed for it. If you do not complete a walk through and find this after you close, it could be the buyers cost to remedy the situation.

 

THE HARD TRUTH is that the Buyer Agent should have known this. The Buyer agent should have told the buyer what a final walk through his and why it is a must. Failing to do this was failing to protect their buyer.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.

We don't do them here. I have never seen anyone screwed over here. Most Sellers have the house professionally cleaned and carpets cleaned, with a welcome to your new home note!

That sure would be nice to see here Rob D. Shepherd  . On my listings, I discuss this with my sellers are they are told up front how the home should be left and when. There are some listing agents who do not inform their sellers and we find messy homes, a missing ceiling fan and recently no appliances when they were included in the purchase contract and signed by the seller.

Great post to share with people - I certainly do not find that every house is in move in condition when the sellers leave. And not all repairs are completed to the buyers' expectation!

Yeah Scott Godzyk When they get into the house and find that the sellers took that chandelier or stained-glass window that they thought was included it might be too late to do something about it.

Excellent advice Scott. I always insist in a final walk through. I have seen damage from movers and properties that were not left clean.

That is something eery buyer should do. It is thta final chance to see that all is alright. I am doing a final walk through today with the buyer that is closng on Tuesday. I am sure it will be in great shape because it was vacant at contract.
