Not A Big Deal…

I get a call from someone, who is reading my blog, and now want to look at condos. They tell me what and when and where, and we start working.

1. Looking for all condos fitting the broad criteria, narrowing down to few condos so that our customer really knows his options.

2. Prepare sheets with all pertinent information with details, nuances… Way more than they may expect and even think of... So, that customer knows what no other agent would tell her/him/them.

3. Start calling agents arranging showings. Many of them require a 24-hour notice, so you need to start setting it up 2 days before the showing.

In nicer condos lockboxes are not allowed, so every time it is an elaborate arrangement, where you have to go and pick a key from the office, and then sometimes give it to another agent, and with a bunch of units to show, and some agents coming at certain time, and some of the tenants expecting us at the certain time, it becomes quite complex…

And once set, it has to be followed like a Swiss clock.

I communicate with the customer via email or text messaging or on the phone, and everything is fine. Until the last 30 minutes…

Something came up and they are not coming today.

- We can do it some other day, right?

Condo Showing

The other common scenario is when customers come 40 minutes late. All my complex planning goes down the drain. Agents, who came to open the doors are not happy but at least they understand… Tenants are gone… Salvaging showings takes a lot of effort. You have to skip some, and the customer seems to be annoyed with piling up problems.

For me now it is not so much about condos, but rather a race and I am Dale Earnhardt, Jr. trying to win Daytona 500 with badly damaged right side in earlier crash… Adrenaline is at all time high, tension is in the air, getting into a condo is like winning a lap…

I try to have my wife with me on all showings. Sometimes she becomes a full-time dispatcher constantly on the phone trying to resolve the scheduling…

But we are not saying a word… Customers are always right… Right?

We want to be punctual. After all, some people come on time and then thing go smooth. Then it is always a pleasant experience… We are relaxed, we concentrate on important stuff and not on driving at double the speed limit because the Tenant would otherwise leave, or the agent, who is there for an hour, has another appointment…

It affects not only me, but many other people and if it happens on weekend, it may ruin your and their weekend. There were times we would not join friends on a out-of-town trip because we have a customer… And then we don’t…

They are mostly good people. They simply do not think about it.

It is not a big deal, is it?

I'm sorry to hear this happened to you..it's never fun and unfortunately it does happen. Sometimes consumers only march to the beat of their drum and forget  about the music trying to play in harmony!!

    People wouldn't show up late for court, or for the doctor, or for their lawyer... but they have no problem cancelling real estate showings on short notice, or arriving an hour late.

Hi Jon - I hate it when that happens, but it's usually easier to fix on the fly than your situation - we have lockboxes almost always, and there's usually a few vacant homes we can use to adjust timing, but it's still a big deal (but the client doesn't know that).

Showing in your market is definitely more complicated than mine Jon Zolsky, Daytona Beach, FL as with Dick Greenberg we typically have lockboxes here in Dallas (even for condos) but you still have scheduling nightmares at times.  And last minute cancellations with homeowners is never a fun call to make.

Jon, Like Dick said, I also have options most of the time when people are late. And if they cancel at the last minute it's just not fun. 

There are times when fixing it "on the fly" just doesn't work for me, we do have many places where there is no cell service. 

You just never know, do you. But yes, they are always right, at least when they are within earshot!

Dorie Dillard - it is sort of accepted behavior nowadays. As Fred said, people try to be on time when they see a doctor, or a lawyer, but they do not see any need to be punctual with real estate agents. And it sucks :)

Dick Greenberg - it is not easy. And I do not take a route many follow, when they only show what is easy to show. No stress...

I am sure those agentson average live longer... :)

Lisa Von Domek - I agree. I would rather not schedule at all than call and tell people that Buyers are not coming. This is rude... Nobody deserves it.

Andrea Swiedler - the funny thing is when they come in several days, I ask them what happened to them, that I was worrying, and you see how they are trying to scramble with the answer...

Too often there was no compelling reason...

Gabe Sanders - sometimes I think that it would be great to call them, if they are in business, tell them that I am looking for their service, make them prepare the bid, schedule the appointment, or, better, make them come to your town for presentation, and then not show up ...

I can imagine them fuming ... But with real estate agents they do not see it this way.

So frustrating! You spend hours making phone calls to find out if the places are available and lining up appointments the perfect amount of time apart, picking up keys, printing listing details etc., and then you get that dreaded phone call. "Something came up and we can't do it tonight - can you show them to us tomorrow?"

The Top Secret information has to do with an area not very far from Daytona, BIG ordeal for the state of Florida and I also heard from a AR member that Clint Eastwood is getting a place around Daytona if he hasn't already
