Deciding to sell your home is only the first of many decisions you need to make. You'll also need to consider timing, pricing, and marketing - and you'll need to choose a Realtor. If you make a mistake on any of these steps, it's possible that you're extending how long it will take to sell your home or even decreasing how much money your home will sell for.

Before you sign a contract with an agent, be sure that it's the right agent to sell your home. Be sure that he or she is patient, professional, responsible, accessible, and knowledgeable. 

Too often, we hear horror stories of sellers who wouldn't hear from their agent for days, even weeks, at a time. We hear horror stories of sellers whose agents made promises of showings and open houses that never materialized. Sellers tell us of seeing errors or bad photos in their marketing materials - sometimes even seeing that their agent left their MLS descriptions blank. 

And these sellers are frustrated. They're scared. They want to sell their home but they're stuck in a contract for six months and sometimes even longer with an agent that isn't doing his or her job.

If clients are unhappy and the agent cannot resolve the drama, the best thing for all parties is to cancel the listing.

Regardless of the contract, I would never hold somoene hostage if they were not happy and I think it is sad that so many others do, especially when they know that they hoodwinked the clients.
