Hands-on service, even when you can't be there!

Two of my most recent clients actually live in Texas! They bought a house in Richmond that they lived in together many years ago, but when the time came for them to relocate, the market was not ideal to sell. They hired a property management company to take care of the home while they rented it out, waiting for the right time to put it on the market.

When the market became ideal again (i.e. right now!), they wanted to let go of the property, but from their remote location, were unsure of how to handle the logistics of actually making that happen. Luckily, I had done a similar service for a friend of theirs and this Texas couple was referred to me!

While the home still had great qualities, the years of renting to tenants showed on the walls, the floors, and the entire exterior. This particular property management company had neglected even some of the basic maintenance upkeep. Needless to say, there was work to be done! They needed a Realtor who could be hands-on throughout the process while they couldn’t be there.

My work was cut out for me. The window sills were rotting, there was water damage in the basement, and the property management company had done nothing to upkeep the landscaping or condition of the exterior to the home. Luckily, in all of my years experience doing this, I had fair prices and quality contractors lined up to do the work. The foundation company we hired finished the basement using french drains to avoid any future water damage and now has a lifetime warranty. We ordered brand new windows, refinished all the floors, did small kitchen updates and polished the landscaping as well as the weather-worn brick walkways and siding.

Throughout the entire 8-week process, communication with my clients was key. We were able to call, email and text while the work was being done, signing contracts, communicating about budgets and discussing schedules for progress.

Now, this 4 bedroom home is gorgeous, and it will sell fast for top dollar in this sought-after neighborhood! There are many other circumstances in which a hands on Realtor is necessary for a sale. Relocating, moving or downsizing an elderly relative, or if your work requires you to travel,— any circumstance in which you can’t be there 24/7, being able to trust your Realtor to get the job done is so important!
