Home Buyer Tips: How Low Will the Seller Go?

By
Real Estate Agent with Bucci Realty, Inc. BK3064647

Like most markets the Brevard County, Florida real estate market remains a seller's market as the summer sun beats down on Floridians.   That simply means there are more buyers competing for fewer properties.

This results in prices rising as well as multiple offers becoming more common.   Still, buyers always want the best deal possible.

So when a buyer finds a house they are really interested in they often ask the same question - "How low will the seller go?"

Very often the only person who knows the answer is the seller.

The listing agent usually does not know the answer.  If by chance they know, their obligation to the seller precludes disclosure. I suggest buyers who are interested in a property not always "How low will the seller go?"

Rather, in a seller's market, I urge buyers to consider another important question to consider - "How high will the others go?"

Here are some more tidbits regarding offers and negotiation strategies when making an offer to purchase a Florida home.

Hi Gary L. Waters, Broker Owner, Waters Realty of Brevard, LLC Enjoy the ride. A market with more buyers than listings isn't fun for selling agents. But if you are the listing agent you've got the cat by the tail.

All good points, Gary L. Waters, Broker Owner, Waters Realty of Brevard, LLC . I would add one more...will it appraise? If not, the offers are meaningless unless a buyer is willing to pay more than the appraised amount OR the seller is willing to accept the lower appraised value.

Gary,  That is the question in my market ... how high will others go AND are they waiving appraisal ... crazy markets with high demand and low inventory.  Buyers must be prepared to write winning offers.

Kathleen Daniels - That is it. Appraisals can be the fly in the ointment in this market unless waived.

There are buyers that think the "deal" is more important than the house.  And, rarely do they really understand the deal.
