There was a new listing this morning in need of a lot of rehab. The home is located in a nice neighborhood and the previous owners were proud owners of cats and chickens and not this kind. Entering the home this morning was quite the aroma even though all the carpets hab been removed and air fresheners all over.

What was as disturbing was the listing agent stopping by and telling my clients that the price was set in stone and they had done research as to what the costs would be for the rehab and anyone elses numbers would be inadequate.While there numbers were crunched and even though the costs of rehab were different we would make an offer.

Just another case of an agent making decisions for the seller before getting any offers.

You're making the assumption that agent was not acting on an instruction to tell potential buyers that information.  Do you know it was an agent statement and not a seller instruction?

How often do we see seller's consider offers that the agent said would never happen. You just don't know what the seller will do until he sees an offer.
