Home Seller Tip # 1 - Make Sure Front Yard does not Look Like  Desert

 

I am starting a series of home selling tips for sellers and this is the first post of this series. I am convinced readers of posts these days are more interested in easy to read and to the point posts than long drawn out essays. Most folks have a very short attention span especially in the days of instant updated news and constant social media.

 

I have noticed in the last few weeks many yards in the Katy area and especially the Grand Lakes neighborhood are starting to look like a desert. The ground is very hard and and small areas of grass still exist in some instances. The weather in the Houston area is very hot and humid. While we had too much rain this spring right now we are experiencing limited rainfall. Some for sale homes I have seen look like they have virtually no grass in their front yard and their whole yard plus landscape looks sad at best.

 

Homeowners whether they are selling or not selling need to make sure their yards are being properly watered each day/week. If a home has existing sprinkler system make sure it is in good working order and if not get the system repaired. I have also seen several homes where the sprinkler system is doing a great job of watering the street. Obviously these system need attention and adjustment. Some homes appear to not have a sprinkler system. If this case alternative watering methods using garden hoses need to employed on regular basis even though this is truly a huge headache. These suggestions appear to be no brainers and on the common sense side but the yard appearance situation is getting worse by the day in several instances. Many times sellers or homeowners and some agents overlook the obvious.

 

Even if you are selling your home keeping your yard in good shape should be priority for numerous reasons. One important fact to keep in mind, the soil below the surface of our homes is not stable and when it is dry like a desert tends shift and may actually cause a serious foundation issue.

 

One key elementary tip for selling any home is have make sure your home has wonderful curb appeal and makes potential buyers to come inside the view the rest of the home.  If the front yard looks like it is going thru a war then the potential to draw potential buyers inside becomes more remote.

Hi Bob... I'm always telling prospective sellers that buyers are making up their mind about the house in the 30-45 seconds it takes to walk to the front door. If the curb appeal is lacking as often as not they go into the house looking for reasons to reject it.

Such beautiful homes and they don't take care of their yards. Such a shame.

You don't need to be wasteful, it is still in the limits of your ration. I remember that occurring while living in Katy.

Good advice, Bob!  With 4 years of drought here in California, accompanied by watering restrictions, it's been tough.  I have noticed more and more folks re-landscaping their yards, and using more drought resistant plants.

Excellent advice Bob, this also goes along with staging. I think it is a huge turn off when you see a burned out yard.

Keeping the yard looking nice is very important. It adds to the good curb appeal of the house and doesn't give it bad curb appeal.

Thank you for your comments and stopping by. I totally understand in some areas of the country it is not possible to have a green grass front yard due to drought, normal weather, climate, etc. That is not the case here in Katy/Houston but more a case of being lazy and or cheap, and or not being assisted properly by their agent..

Bob, curb appeal is certainly important and you have given your consumers looking to sell their home in Katy, TX some good advise.  I would also add that some people over-water their lawn and that is not good thing either.
