next important step, ask your agent to be on New Listings Email Alert

By
Real Estate Agent with CENTURY 21 Ludecke Inc.

from John Vostenak , real estate broker helping buyer and seller since 1984 !

Ask your agent to put you on  New Listings Email Alert from local MLS system, if thera are more than one MLS system covering the area of your interest and house search, ask your agent to be put on all of them at once.

It means , that you may get a double listings entries, but you will NOT miss any listings from the " other MLS " as you will surely do, if you are in the only one MLS New Listings Email Alert .

The search itself may go quickly, or it could take months. This will depend on how aggressive you are. You should look at every house that comes on the market that your agent thinks might work. How long it takes to find a home will also depend on how much inventory there is on the market. Try to be flexible with your search criteria, particularly on the nonessential elements. Be firmer about the essentials on your wish list. Many listings will come with several photos and area maps, which should help you to delete, totaly undesirable homes !

John, I have several of my clients on the new listings email alert, and once I figured out how to use it, it's been great.  As you have mentioned, my customers can go to www.ChristopherSmithRealtor.com to get on the new listings email alert as well.  Isn't technology great, once you figure it out!!!
