Who should attend the Appraisal?

The inspections are done, the results now satisfactory. The buyers bank has ordered the appraisal. Welcome to Day 7 of my 10 blog series of the "Top 10 tips" for Home Buyers looking to buy their dream home.

 

#4. What is the appraisal process like anyway?

The appraiser will call the listing agent. The listing agent should attend to offer the necessary information an appraiser may require. The buyer agent is not allowed any longer to have contact with the appraiser. It is pretty rare for a buyer to attend an appraisal.

 

The appraisal will show the bank what the value of the property is. Most often it is said to be used by banks to confirm the sales price is at least what the value is.

 

The appraiser will look at similar sales and listings. Usually similar style, conditions and within 20 years in age and 20% in size. They will add or deduct for differences.

 

In the end, most appraisals are fine. If your appraisal comes in lower the sales price, this is where a GOOD buyer agent can shine getting the situation resolved.

Agents need to pay close attention to this one, Scott Godzyk . So many appraisers are from out of the geographic area, as a listing agent, I always attend and provide neighborhood insights with the latest comps.

Scott, you should include a link to all the post in this series. It's very educational for prospective buyers (and sellers) who want to learn about the process.

In my market area, neither side is encouraged to attend the appraisal. We can't discuss anything with the appraiser; it's a violation to offer comps, etc. And when they are not from our local market, it can be disastrous. Good post.

Scott,  I agree with Sandy Padula and Norm Padula, JD, GRI NMLS#1483386 - far too many appraisers come from under a rock and they do not know the area. It's nice for the listing agent to be present and provide comps used for pricing.  Most appraisers appreciate it.

Hi Scott - Most of our appraisers prefer to do their work on their own. It's our practice to provide them with our comps, but leave them alone for the actual appraisal.

Scott most appraisers here go on their own but we do provide comps if we think there is going to an issue. One guy called me up and asked for comps as he didn't know the neighborhood - red flag. Turns out he was from out of the area and that is never a good thing. It came in just fine with my comps.

Good information about apraisals, Scott!  I always try to be in attendance with my listings, to help answer questions and to provide comps.  This was especially true during the years after the meltdown, when so many appraisers came in from out of area.
