A Few Winter Tips for Listing Your SWFL Home

If you’re considering selling your Southwest Florida home, you may have heard to avoid listing in wintertime. The typical reasons are that there’s less foot traffic and even dropping prices during the season. While listing in winter might not be right for every homeowner who needs to sell in SWFL, our market is a little different than the rest of the country, and listing now may work for you. The reason for this is … in our area, as the holidays approach, more and more snowbirds are considering a move to our amazing paradise. And really, we don’t get the blistering cold weather that you might see further north, which means buyers are still out there.

 

Yet, there are a few special considerations to keep in mind if you’re listing during the wintertime. As a Southwest Florida Realtor, I wanted to give you a few of those tips that I know work best.

 

Don’t Go Crazy with Decorations, but Add a Cheerful Touch

Although you might want to skip that giant inflatable snowman in the front yard, it doesn’t mean that you shouldn’t have any touch of the holidays. In fact, by adding small touches, for example a wreath to the front door, you’re showing buyers something important. One day, they’ll be celebrating the holidays in this home. A subtle touch of the holidays reminds them that this isn’t just a property; it’s a home that can be theirs to enjoy.

 

Don’t Forget Your Curb Care, but Choose Your Photos Wisely

Here’s a smart tip I picked up during my many years of experience as a Southwest Florida Realtor. On the one hand, wintertime means trees may be losing their leaves or some of your other landscaping is dying back. This means that your home, the actual physical house, is more visible. Make sure your curb appeal, such as your home’s paint or your shutters, are looking their best. Take some extra time to also focus on landscaping care as well. Then, when you’re choosing your photos to list your  property, select a photo from a different season. This ensures that all your flowers are in bloom, and the home looks unquestionably amazing online.

 

Don’t Forget to Make it Warm and Cozy, Even in Southwest Florida

I must admit: living here means that there are many winter days that we’re still walking the beach. Life just doesn’t get any better than this. But there are those days and weeks that the weather drops just a bit. So when you’re listing, make sure your Southwest Florida home has that extra touch of warmth and welcome when visitors arrive. Especially during holiday time, there’s nothing better than coming into a cozy home.
