Have you heard about how Curiosity killed the buyer?

Does it matter what the Seller paid for  a home. A buyer asked "Why shouldn't I Look to see what the Seller paid?" They then proceeded to offer half price on a new listing based on how how low of a price it showed the seller paid. Curiosity then killed the buyers deal as it was not only rejected, tossed but thrown in the fireplace.

 

You see during a divorce, the wife had left, the husband kept the home and the kids. The judge ordered he pay the ex half of the equity anyway. In the local tax assessors office it showed as a sale from Mr. and Mrs. Seller to Mr. Seller. This buyer agent looked it up, saw the low price and sought to get a steal for her buyer.

 

The moral of the story is that it does not matter what a seller paid for the home. An asking price is based on what has sold. The sales price is based on what a buyer is willing to pay and agreeable by all parties.

I think all my buyers ask about improvements but not every one asks about what the seller paid Mary Hutchison, SRES, ABR but those that do, i like to explain how we put value on a home and how we dont

It depends on the market when you can use why the seller is selling to get a better deal, but in a market short n homes for sale, it is almost impossible to get a big discount Dana Basiliere

I have never heard of a borrower basing an offer on what the original price paid was.So if they paid $1 million, own the home free and clear, and are selling it for $900,000 are you going to offer more than they listed it for? That makes as much sense as basing your offer on what the original lower  price was.

I spend quite a bit of time analyzing data and always find exceptions.

A recent seller told me that he set his current list price by taking what he paid for his home 10 years ago, adding the closing costs at that time and multiplying the sum by the current average list price to sold price ratio then adding his current expected closing costs. Surprisingly, his list price price was smack in the middle of the comparables.

This guy believed that the return on his investment came from the seasonal rents, tax breaks and personal use of the home even though he bought just before the bubble.

The more I know the better I can serve my buyer or seller and that includes the sales history. How the knowledge is handled is what counts in MHO.

This question always made me nuts from buyers. It was the 'seller can't be making THAT much $ on the house'. And I'd be - why not? You should have bought many years ago & the tables would be different right?
