MLS magic, when you use the power of GRAR numbers to sell

We can say all we want about the various types of search engines, optimizing websites, featuring listings and when it comes down to the bottom line it is exposure to Buyers and Buyer's agents.

So if you are selling and your home is not on the MLS (Multiple Listing Service) your home is not being Realtor MLSexposed to the largest number of buyers.  I have a website that is very well positioned with many hits for a regional website...but all my listing on placed on an MLS.  Why I want Realtors (Buyer's Agents) and buyers to see my clients listings.  Our local board for Grand Rapids real estate is the Grand Rapids Association of Realtors or the acronym GRAR and the URL www.grar.com for convenience I has placed a link in my website for the convenience of the public and my clients to view listings without ever leaving my website.  Strangely enough...I kept it simple www.FlexItRealty.com then I added some key information as well.

But selling is marketing without marketing a home in all the possible locations so buyers and Buyer's Agents can not find your property you are using wishful thinking.  I am a member of over 11 MLS locations around the state of Michigan in various forms.  This means to sellers that my company can offer a broader exposure to buyers than most companies.  It this necessary for every listing?  Probably not but it is very important for listings that have broad appeal...like a possible vacation home on a lake that can double for year round living as well.

The more exposure to buyer's of this type of property is key to selling it.  The other issue this type of property must be cross marketed to both year round buyers and vacation home buyers.  Knowing the market and the type of buyer that will purchase a property is experience.  Career professionals know who is going to buy a property they just don't know their name!

Make sure you are in the market....get your home listed on the MLS (Multiple Listing Service).  Don't be fooled not all services that say they are an MLS are a Realtor's MLS....make sure it has the proper logo's and is what it says it is.  If you can sign up without a Realtor it is not a Realtor's MLS!  So Buyer's Agents will never see your listing in most cases.

Sellers can't ever realize the power of the MLS.  I listed a fixer upper that the seller tried to sell for months.  I expect a contract next week.
