Beauty Pageant, Price War!

Great way to describe this market! As sellers rush into this market, there are more and more homes that lack staging. Sellers are then confused as to why their home takes so long to sell? Without a doubt, this market is about buying the BEAUTY!

Here are 5 tips for the interior and exterior of your home that will help your home sell. By the way notice these tips are not going to cost you anything!

Exterior:

1. GREEN IS IN: Water all plants, make the grass green, and get rid of all the brown foliage. If you have dirt, water it.

2. REMOVE WASTE: Pick up all dead foliage on the ground, remove dead flowers, and remove weeds from planters. Prune any plant, trees, or shrubs that are out of control.

3. CURB APPEAL: Tidy up the front of the home. Remove all obstructions leading to your doorway. Prune trees or shrubs near windows. Tidy up the roses of plants.

4. DEBRIS: Go around the perimeter of the house and move all garbage cans. Put them in their correct location (out of sight). Discarded wood scraps, extra building materials, etc. into the garage. Find a place or make a place for it.

5. PET PATROL: If you have pets, pick up after them. If you have strays or neighborhood animals using your lawn as their bathroom, pick it up. I know it's difficult, but you would not want a perspective buyer to step on feces and create a negative image of your home.

Interior:

1. DE-CLUTTERING: I can't stress enough how important it is to minimize the amount of furniture you have in your home! Make wall space, potential buyers need to size walls, imagine their own furniture, and be able to walk around in a room.

2. MAXIMIZE: All counter space in kitchen and bathrooms. This will give potential buyers the counter space they need. I know you might still live there, but if you want to sell it, your potential buyer has to be able to image themselves living there.

3. DEPERSONALIZING: Religious items, personal photos, extra shelving, awards, certificates, to-do boards, and cultural items need to be removed to downplay the presence of current homeowners. This helps potential homebuyers to not only feel more at ease during viewings, but allows them to focus on the property itself while also imagining their own belongings in the space.

4. KEEP IT FRESH AND BRIGHT: Change out any light bulbs that are dim. Make your home's lighting be as bright as possible. I believe in energy saving light bulbs and the environment, however, sometimes those light bulbs are not bright enough. You have to SHOWCASE YOUR HOME.

Light a candle, burn incense, or add air fresheners to your home. Like anything in life, your first impression is the most powerful tool. Bad odors can turn off potential buyers. This also means keeping up with pet odors and litter if any in the home. The best way to keep odors away is to keep your windows open for 10 minutes a day. 

5. TIDY: Cleanliness helps put a buyer's mind at ease since it suggests that you've probably taken good care of your residence in other ways as well. So clean everything: walls, door handles, light fixtures and pantry cupboards. Make beds, pick up bathroom, clean kitchen, and pick everything off the floor. Find a "neat" place for everything. Your home must be presentable at all times!

While I understand all these items might be difficult with our everyday life. Only YOU as the seller can ensure potential buyers find value in your pricing. The more you put off making changes in your home, the longer you will find yourself on the market.
