In Southwest Florida, our AC units pretty much run 24/7 trying to combat the hot and humid summer days/nights. Sometimes my AC runs year round as we also have hot winter days! Although it’s best to hire a professional HVAC contractor to do an annual inspection there are preventive maintenance things you can do at home.
- Replace your filter at least once per month during the summer when your AC is working the hardest to cool your home.
- Clear the air conditioner’s drainage hole by using a paper clip or a wire to poke through it. An obstructed drainage hole can lead to operational issues.
- Change the batteries in your thermostat. It's also a good idea to get a programmable thermostat you can adjust from your phone if you travel a lot or if you are a "snowbird."
- If you aren't getting enough air flow, have a technician vacuum out your air vents.
If you are looking to purchase or sell your home:
Selling your home - it's always best to have an inspection on the HVAC prior to listing. Buyers will have an inspector working on their behalf and a recent service record is advisable as it gives a peace of mind for buyers.
Buyers- make sure you get a home inspection to check the HVAC units when purchasing a home for a peace of mind.
