. For divorcing homeowners...the sale of a home can be the "Last Big Dance"....at least for a while in real estate. The big house that had been home to a family with children who may now be off to school and parents who will be beginning a new life as single adults won't need the same kind of space as they begin the next chapter of their lives.
One ot the things we do in the Divorce niche of our practice is to explain to "the bride and groom" about to be single couple...the benefits of making the last dance...the very best it can be for the benefit of both parties.
What does that mean ? Above and beyond the cooperation that agents may expect/accept as "normal" in showing a house and keeping in showing ready condition...we look at what can be done to put their "Best House Forward" to get the best and highest price. This is an area where the couple doesn't have to agree...on a color, brand, contractor. We will do the suggesting for these changes. We begin with our "inside/out" valuation. Are there mechanical things that need attention...something that doesn't work as well as it should...or has had routine systems maintenance neglected? It may well be something Buyers and their inspectors will see and want corrected. If the fireplace doesn't fire...the door not close correctly...the windowleaks..Spotting one thing leads prospective buyers to look for other things. In some cases, a pre-inspection by a licensed home inspector may be in order. This is especially true when one member of the couple has been living in the home for a while and the other cannot attest to the condition of the house.
The "Pepto Pink" bedroom may have suited the once little girl who lived there...a more neutral shade may be in order to update the room...and the tiny cost of paint can make a BIG difference...we know the "Eye Buys" whether it is on the internet or a showing...clean and updated ...neutral and tasteful has far greater appeal.
There is a way you live in a house and there is a way
you sell one..not always the same ...there need not be an agreement on the color...or any change...it is done for the "highest and best" appeal to the market. The changes do not reflect the personal wishes/taste of either of the couple and in the end...helps to take some of the emotion out of the transaction.
The details continue...how much is done is of course to some degree dictated by budget.
