When I am discussing with a Seller, the best way to list their home, I always say "Less is best". There are always good reasons for this. First, a buyer needs to be looking at a clean slate. Walking in a home, although beautifully appointed, with all your family, children, grandchildren and pet photos does not let a buyer "envision" themselves in your home. They feel like a guest and whether they like your style or not, they will not consider it theirs. Mentally placing their own furniture and photos etc, is the most important part of a Buyers mindset. This has nothing to do with having a visit from your friends who all come in and love your house! They are not putting up cash to buy it. Also, everyone has different tastes and styles, so if someone has already overcome the outside of your home to step inside, you may as well be ready for them to choose their own decorating scheme.
If you, as a Seller feel that your scheme is that outstanding, then take a pile of photos before you dismantle. I am not saying no to couches and chairs, but rather just personal items. This also goes without saying that the house should be clean! Dirty towels and clothes, jewellry everywhere and unmade beds, are not inviting!
A seller needs to make their home inviting to everyone and that means packing up the items that you love. A buyer would be more inclined to buy if they see packed boxes and it looks like you are actually moving.
Bottom line, to make a buyer comfortable enough to think they can make your home their home!
