4 Tips to Optimize Your Online Property Listing

By

There is a wide range of reasons for which you could be selling your home or any other property whether residential or commercial, but one thing is certain, you’ll want to get it sold as soon as possible. The more time your property remains on the market, the longer your capital is tied down and the less attractive the reporter looks to potential buyers.

With millions of properties sold every year, making sure your listing stands out is key to getting it sold in time. Here are a few tips you can implement to optimize your online property listing to attract buyers:

1. Use Great Photos

Most buyers will make a snap judgment on a property based on the photos they see in the online listing. If you post photos that look like they were taken with a low-quality camera or photos that have blurred and unclear parts, your listing will naturally be less attractive than one with professionally-looking photos that are clear and great-looking. If you don’t want to spend the money to hire a professional, you can still use your smartphone or any camera you have, as long as you do some research on how to make your photos look good.

2. Use SEO

Search Engine Optimization is usually discussed in the context of websites – businesses working with Australian Internet Advertising experts to get their websites found by potential customers. The same principle applies to real estate listings, though your listing will be impacted largely by the host website’s SEO. For your part, optimize the listing by using keywords that people looking for your type of property are likely to search for. You should also work location-specific keywords into the listing so more people looking for property in your neighborhood can find your listing.

3. Get the Price Right

As much as technology has made it more convenient for sellers to put their properties on the market and find buyers within a short period of time, it has also given buyers myriad tools with which they can check the details of any listing and compare it with other similar ones. The price is a major focus and you can be sure that buyers will be comparing your listing price with that of hundreds, if not thousands of similar properties that have been sold in that neighborhood or which are still on the market. According to a study, homes, which have a listing price up to 12 percent above the estimated market value, are 50% less likely to sell in 60 days.

4. Share on Social Media

Social media is where a lot of things happen nowadays, and not sharing your listing on social media would be losing a chance to get it in front of a lot more eyeballs than if you only left it on the real estate listing site. You can share on your personal page but it’s more effective to share it in groups and pages related to the neighborhood where the property is located. Just be sure you follow all the rules regarding spam, so you don’t get kicked out.
