New York state is an attorney state. In terms of real estate business, this means that all home sales require the services of lawyers. In my role as a NY State real estate associate broker, I have worked with many attorneys. To be honest, it takes a lot for one to impress me. While many are certainly capable of getting a deal to the closing table, most of those I've worked with have not had the "wow" factor.
A few years ago, a mortgage broker I was working with highly recommended the legal services of Joy Diviny, an attorney based in Rockland County NY. My buyers at that time made the decision to work with her, and I went into that transaction with my normal skepticism. I've had attorneys change the terms of accepted deals as contracts were drawn up. I've had attorneys send documents out late via snail mail and a week later they still hadn't been received by the other party. I've had difficulty getting in contact with some attorneys or their staff, going a week or so without responses to questions. So I took a wait and see attitude.
As it turns out, my sceptism was unfounded. Joy is great! Why?
Communication
When either our shared client or I have questions or concerns with a particular deal, and we reach out to Joy for assistance, she responds. Whether it's via phone or email, she's on top of everything. We rarely have to wait long for a response, and when we do, there is a specific reason. She always gets back to me as soon as possible.
Professionalism and Knowledge
Not only does Joy respond quickly, but more importantly she knows her stuff. No matter what is asked, she has an answer. Whether the questions are about the contract, deadlines, certificate of occupancies, deeds, title search, municipal reports, closing documents or anything else, she's got the information. Further, she takes the time to explain everything to buyers and sellers as though it's the first time she's explaining it. And the same is true of her explanations to real estate agents. She is patient and thorough.
Giving back to the community
And finally, Joy is an affiliate for the Homes for Heroes program. This is a program that provides Hero Rewards to those in the military, law enforcement, fire fighting, health care/EMT and teachers. Not only does Joy give back to those heroes financially, but she gives of her time. I've known her to meet with clients on a Sunday afternoon, or 7pm on a Monday, if those are the only times those heroes can get there. So part of Joy's work philosophy is to help others. And what is better than that?
