Here's some hygenic curb appeal tips from our latest project from our Curb Appeal Strategy Plan for Realtors and Stagers!

Outta Control Bush!

Bald in some places, and outta control in others! Feature This offers virtual fertilizer and a few other cosmetic suggestions to tame the bush, and enhance the pathway and driveway to appear less distracting to the overall appeal of this house!

Less is more!

We also addressed the dark and cavey garage, as well as the white plastic mailbox. The total cost of this do-it-yourself Curb Appeal Strategy:

$45 for  two gallons of paint for garage interior.

$2.00 for a gallon of bleach cut with water to scrub the house & trim clean.

$40 to reseed the bald spots in the yard.

$80 for the new trellis and a quick-establishing vine.

$40.00 for a new mailbox.

$40.00 for white periwinkles

$15.00 for a quart of fresh red door paint

$80.00 to acid-stain the concrete substrates & seal

This house is darling on the inside and attractively priced, but the curb appeal isn't there, and the Realtor cannot get buyers to see past the exterior MLS photos. She has enlisted our help, and ordered the Curb Appeal Strategy Package to motivate her buyers to be proactive about the only thing keeping this house on the market.

I actually recommended today that a homeowner remove THREE trees!  Luckily they were interested in transplanting two of them to their new house.  Even removing these three there are still PLENTY of trees around the house.

I read somewhere that landscaping adds - on average - 15% to the selling price. Pretty convincing . . . as are your photos.

Thanks all... if they follow our advice, it will look so much better, and it's not much money to part with...especially when no one will even consider viewing the house in it's present state.

Diane- It is a program! This facelift not been done yet. One of the services we offer with our staging company is to show a resistant seller how great their home can look with just a few changes. We call it our Curb Appeal Strategy Package. It is only $29.99, is customized completely to the property in question, and gives very specific instructions on what to do and even, in many cases, how to do it.

It seems that sellers sometimes don't see what buyers see, and therefore cannot rationalize even a few hundred dollars for minor upgrades that make the house perk up. We give a tired house a "virtual cup o' joe." It helps the sellers see what might be repelling buyers, things they don't see themselves because they are so used to it the way it is.

We give them a do-able plan, with a very accurate visual on what it will look like if they take ALL our suggestions and put them into play. Realtors can benefit greatly, and so can other stagers who are trying to show a curb appeal plan to their clientele.

It is an enthusiam-generator! It gets people to go to Home Depot and get things done.

Well Robin, if that is the case, about $160 bucks  for lawn seed, perixinkles, a trellis and a vine, is a heck of a deal to earn back 15% of the listed price!!!! I think this 5 bdrm 3 bath house is listed at $275,000.
