A roof is one of the most important and possibly also the most expensive investment you'll make in a house. Whether you're moving into a house for the first time or want to make improvements to your existing home, you'll need a roof that will last for a long time.

Of course, the life of your roof depends on many factors, some of which are beyond your control such as weather and environmental conditions. In general, if you live in a hail-prone area or in an area that experiences extreme weather conditions, you'll have to replace your roof often. Likewise, if you live in a polluted place, especially industrial pollution, your roof will give way due to the constant exposure to dirt and other fine particles.

That said, there are also some things that are in your control when it comes to a long life for your roof. They are:

Roofing material

The National Association of Home Builders rate slate as the longest lasting roof material, followed by clay and concrete. Though they claim that slate can last for 150 years and clay and concrete for about 100 years, these are estimates for an ideal world. But still, you can expect these roofs to last at least for a few decades for you.

That said, you also have to consider the impact of these materials on your home. For example, a slate is heavy and when you have a slate roof, it can greatly increase the cost of construction of your house. If you're making a home improvement, it can cost you a substantial amount of money to strengthen the walls. So, keep those aspects in mind too while choosing a roofing material.

Maintenance

Roofing is not a one and done job simply because it is an important part of your house, and you can't afford any problems to it. So, do regular maintenance, ideally before winter, to ensure that your roof is in good condition. Also, do regular cleaning and remove all the leaves and other particles that could have got in between the cracks. These small, but important measures, will add a few more decades to the life of your roof.

Nature of construction

The nature of construction also has a big bearing in the lifespan of your roof. Ideally, choose experienced contractors like Mr. Roof to handle the construction and even regular maintenance. A roof that is well-constructed will keep you and your family in good stead for many years.

Also, if you think there is a problem with your roof, reach out to an expert roofing company and fix it at the earliest. Prolonging the crack or problem could impact the entire roof adversely.

Design

Roofs come in many designs, and you have to choose the ones that are most ideal for your area and weather conditions. Most roofing contractors should be able to guide you on this.

Thus, these are some roofing designs that guarantee a long time peace of mind for you and your family.

Dear Dorothy,

Interestingly, solar panels on the south side of your roof prolong its life, because especially heat, but also cold and frost are hard on the materials.
