Does Staging Help Sell a House Faster?

Recently I took a listing that I knew would be a challenge to sell for several reasons. The interior of the home is relatively newer, rebuilt approximately four years ago due to a fire by the previous owner. The rebuild included a new roof, new dual pane windows, and a new A/C and water heater among other features. All great bonuses for the new homeowner!

However, the square footage of the home is small with only 1123 square feet and the layout is a bit challenging. The home has 3 bedrooms and 2 bathrooms but one bedroom is very small and you have to walk through this room to get to the master bedroom at the back of the house. 

I normally do my own photography on new listings so after the photo shoot on this property, I was really disappointed with the results. To say the least, my photos did not look very bright or appealing and they definitely didn't portray this home's greatest potential. Regardless of photo editing, I just wasn't happy with the photos of the house.

We all know how much the Internet is apart of today's fast paced world. The Internet is the first place prospective home buyers start their search. Given this, you can understand how important good photography is when listing a home for sale. The photos are one of the major factors that will determine whether or not a prospective buyer decides to view the property in person. You get it, great photos sell! 

The seller of this particular home didn't have a lot of extra cash to put into the property, let alone pay for the home to be staged. I wanted to offer prospective buyer's something more so they could see all the potential this small house could have. In the end, I decided to try virtual staging. The results were amazing! You can see for yourself from the before pictures above and the after pictures below. 

Not only does the seller gain more foot traffic into his property, but we've also offered buyers a peek at the potential the property has and we did all of this at an affordable price!
