I had a listing in Holiday of a condo.   I received a call from a lady from North Carolina she wanted to set up a time to come view it.     I met her at the condo, she said she liked it but it was in the wrong part of Pasco County.   I asked her where she wanted to be, she said her husband loved to kayak and she really wanted to be on the water.  I did a criteria search for her based on her top need and most of the properties we're out of her price range.  I continued to look and then a neighborhood popped up I was not familiar with that had a canal with Gulf access where you could put a kayak in.   The condo is called Golf View Villa Condos.  I showed her three units in that complex of which one of them was perfect for her except it needed to be completely rehabbed.  The price was very good she stated to me numerous times.   I continued to do a search and one day a property popped up in that neighborhood that was one unit over.  It had a view of the pool and the clubhouse, it had access to the gulf through a canal, it was completely rehabbed and it was about $12,000 more than the other unit she really wanted to buy that needed complete rehab.  She was out of town and couldn't fly out immediately.  I went there and made a video and took number of the pictures and sent it to her electronically. She called me and said write it up, we made an offer they countered, we countered, they countered we accepted.  3 days later she flew in walked the property, gave me a big hug and said I want it!!!
