Why Do People Live here?

El Segundo is a small coastal community equally renowned for its quaint, small town atmosphere as well as a thriving business environment that caters to some of the region's most prestigious corporations. El Segundo is a very popular place to purchase a home due to the small town atmosphere, proximity to the beach, and award winning schools.  Some of small town activities include the little league parade, 4th of July community party, shuttle to North Manhattan Beach, Christmas Parade and the El Segundo Farmers market on Thursdays from 3-7 on the 400 block of Main Street.  There is also some great craft beer breweries.  The schools are great and the city embraces the concept that it's like living in "Mayberry" from the old Andy Griffiths show.

Click that link to find all the currently available homes in this area of Torrance.  The most affordable place to live in El Segundo is in one of the condo buildings on main street or the large condo complex known as Pacific Sands which is on Imperial Ave (pretty ideal for commuters as it's the closest area of the South Bay to the rest of LA.)  There area also some newer and smaller townhome complexes along with the rare new construction communities of Waypointe townhomes and the brand new single family homes in Pacific Landing.  Another great complex that is often believed to be in El Segundo but actually sits in adjacent Hollyglen of Hawthorne CA is 360 South Bay.

What's the Neighborhood Like?

El Segundo is a unique town with some of the various streets and neighborhoods feeling very different from others.  The challenge is that El Segundo is really an island in terms of residential.  It's surrounded on all sides by industrial areas meaning the most charming streets and neighborhoods are the ones closest to downdown and the closest towards the center of town.  The residential areas are pretty much to the northwest corner and it seems the further in you go, the more it really feels like a neighborhood.  The outer areas have an abundance of townhome and condo complexes.  The town has a very charming small town America feel with a great downtown area focused around "Main Street" of course.

What's Going on Nearby El Segundo?

El Segundo is pretty ideally located near just about everything.  The city has Dockweiler Beach which is a beautiful stretch of sand and unlike nearby Hermosa and Manhattan, Dockweiler offers some unique elements....there is one stretch of beach that has on sit firepits making for a series of bonfires (and a party atmosphere) on summer nights and also has RV parking allowing for a much larger access.  While Manhattan and Hermosa have homes on the beach, El Segundo does not making it much more accessible.  Exercise enthusiasts can enjoy the Marvin Braude bikepath that extends from Palos Verdes up to Santa Monica and the beach even offers hangliding.  Shopping and dining options are everywhere and in addition to the Main Street downtown area a number of higher end shopping centers have recently opened including The Pointe.  Looking for a craft beer?  Try El Segundo Brewing Companies tasting room just off of main street.....one of our favorites if you want good beer and if you want to feel like you've found the secret local hangout.

Looking for Work?

One great feature of El Segundo is that it's pretty ideal for workers...whether in the town or on a commute.  As El Segundo is the furthest north of the cities in the South Bay it's a FAR shorter commute than in most other areas.  In addition there are some large corporations in and around from Mattel, Northrup Grumman, Raytheon, Aerospace and some international airlines.  There have also been some new office/work buildings put up off of Rosecrans making for a vibrant and energetic work spaces for small and medium sized companies.

 

What Schools will  Kids Attend?

El Segundo schools are one of the primary draws for home buyers and why prices have risen so dramatically over the past 10 years.  There are two elementary schools, one middle and one high school.  All are extremely highly rated.  El Segundo schools are award winning and offer a great level of parent and community participation.   In general all of the schools are right in the neighborhood and walkable.
