REAL ESTATE AGENTS/BROKERS: LIFE AFTER SALES

Greetings!  I hope you are all doing well with this lockdown, staying safe, and preparing for whatever Back to Normal will be.

In this Blog I want to touch on how important it is to maximize your real estate business with all the potential there is out there to secure your Future.   Regardless of your current age, you should be spending some time thinking about this as someday you will be faced with LIFE AFTER-SALES.....

To have an idea of what this will be like for the masses of agents and brokers who don't have a retirement program (Real not Someday) in place check this out.   Let's do the Math...

You earn $87,000 per Year in your Real Estate Production and will net whatever your current split is.  This number represents the average agent in California who works full time in real estate sales.   Let's say your wife or husband works and they earn $75,000 per year and you have a rental or two which brings in another $10,000 per year in net income.  So your combined income is $172,000 and is a great upper-middle-income lifestyle.  

Now let's say the time comes either forced or by choice you will not or can not sell anymore.  Take away your real estate income of $87,000 and now your yearly income would drop to $85,000 (Wife or Husband job and rental income).  What would this do to the LifeStyle you have been enjoying while you were earning $172,000 per year.   Maybe you have to downsize the house, maybe drive a lesser call, cut back to 1 vacation per year, maybe give up the vacation home?   The point here is you worked hard for 30+ years and now that you are slowing down, or retiring forced or by choice WHY should you have to live less?  I don't buy into that and for one don't want to roll back anything after working 40+ years in this great real estate business.   

SO WHERE WILL YOU BE WHEN LIFE AFTER-SALES COMES AND IT WILL COME

I realized this in 2014 after being approached in 2013 to consider joining eXp and build a business within my real estate business from just doing what we do every day (Sell and List) is so Great.   Is it easier to take a listing or make a sale or talk to an agent about a better brokerage situation geared for them not the broker-owner?  You make the choice as this is your business, one shot, and remember Life After Sales is coming.   Right now working for a Brokerage other than eXp you are renting your business and when the Last Sale comes you will have nothing.  Yes, there are some companies that have a program for revenue but it's based on net profits or only 1 level for the agents you bring onboard.    It took me a year but I soon realized my beloved Brokerage could not give me the following benefits eXp Realty offered me.

1. MONTHLY REV SHARE BASED ON GROSS COMMISSION, VESTED IN 3 YRS THEN FOR LIFE

2. STOCK OWNERSHIP IN THE COMPANY WITH EVERY CLOSING AT A 20% DISCOUNT

3. THE REAL ESTATE TOP 3 LEAD GEN & CRM KV CORE 

Now because my beloved brokerage/branding could not give me these benefits I left in Aug of 2014 and have never looked back.  I was the 474th Agent to join the company back then and we were in about 27 States and Canada.  Today we are in every State, Canada, Australia, and the UK and will expand from approx 30,000 agents today to 400,000 within the next 3 to 5 Years in the USA and as Europe develops as it is now the target count will be 1M agents.   Now, what do you think the value of the company stock will be then.   

So yes I will hear the same old remarks on this.   My broker is Great! (Are they providing you a retirement option)  My location is Fantastic! (How is that doing during the lockdown and do you pay desk, office, royalty and or franchise fees) I do very well in my sales and don't need this! (Life After Sales?)   eXp is just a recruiting company (All real estate brokerages are my friend) plus eXp Realty closed close to $1.5 Billion in 2019.  Nothing works without real estate closings.   These are all ploys to keep you where you are and support the Brokers retirement plan which someday when they sell the business where will that leave you?  Just pointing out facts here.

Before you send me your remarks just take a personal accounting and ask how much Rev Share have you personally collected during this lockdown?   You don't have to prove to me why eXp isn't good or you have the best situation because your opinion won't change my Rev Share, my stock ownership every closing, and or our Tech tools and training.     I'm happy for you if you are happy with your present situation but you should at least understand what you are saying no to and not buy into what your broker is telling you (scared you will leave) and or what an agent who came and left eXp in 3-6 months is rationalizing why eXp doesn't work.   We know it's not for everyone!
