In my business, education is important on several levels, educating my self on the business, changes in real estate as well as trends in this business.  

One of the most important things o consider is the time line of how long it takes to actually close on a property.  IE purchase a new home.  

This time line does not consider the fact that getting a lender to work with needs to be accomplished first because the lender may hold up this entire process with all the restrictions placed upon borrowing money for a purchase.  

The following graphic breaks the time line out into an easy to understand graphic.  It does not have the fact that typically finding the ideal property can take several days, weeks, months.  

The real estate world is not like going to Wall mart and picking a home off the shelf.  We are currently going thru an extreme shortage of quality inventory.  We might not find the perfect home, our first time out.  We will limit the number of properties we view in one day because we will go thru a sensory overload after only 5 viewings.  Factor in drive time between showings and it is a mind numbing time.
