Well this topic comes up a lot between agents and between agents and their clients or potential clients. Some people will only sell their house for sale by owner while others refuse to take on the task. What are your opinions on this topic? I have only heard of a very few success stories when trying to sell on your own. Yes you save some money but if for instance your house sits on the market for a long time because it's not getting the expose as a house that's listed with a agent gets because it's not listed in the multiple listing services you are loosing out on money in the end. This is turn could cause you to lose out on purchasing your dream house. Also you will have to deal with random people just stopping by without any notice. At least with an agent you get fair warning and time to run around and get things rounded up before the potential buyers get there. You don't have to worry about negotiating contracts back and forth not really knowing what your doing sometimes. You don't have to worry about the potential of the other party taking advantage of you possibly. Agents are highly trained and skilled in their field. They are continusouly having to take continuing education courses to stay on the up and up of all the laws and procedures. With an agent working for you your property selling experience will be less stressful and seamless. Your property will be listed on one or even two multiple listing services. These are services that hundreds of thousands of agents use when searching for potential property  for their clients to purchase. Without having your home listed on it your property is unknown to the agents out there. You will get less traffic of potential buyers coming through because of it.  Agents have lots of contacts and know a lot of people that could know other people that know someone who may want to purchase your property. They are always networking and talking to people in your community. If you are a For Sale By Owner person who has already placed their house on the market you probably have received a call or two from an agent trying to get you to list with them. I advise you to be patient with them and really listen to what the agent has to say. Just know that they are wanting the best for you and we has agents feel that the best way to get your house or property sold for the best price and within the most effective timing that listing with a real estate agent is the way to go. So before you rudly hang up on us hear us out. We aren't trying to just get your business we are trying to help you out that's all, at least that's the reason I as an agent call for sale by owner signs.

Some people can actually sell their own home without any help.  Others choose not to because they have better things to do.  That is what I feel.

It comes down to two things:  our currencies, time and money.  Homeowners have to decide which they have more of or which are they willing to give up.  In my market (Southeast Florida), it's taking both money & time to sell a home and that's with an agent!  We're seeing very few FSBOs (yes!) because the public is aware that qualified buyers are few & far between.

It really is not a FSBO market in most areas of the country.  You really need the MLS to get exposure and a professional agent on both sides that know how to sell. FSBO's dont have the follow up skills like a good agent does, and they forget to ask: "do you want to buy?"

on another note... I have had far more under appraisals on FSBO's in my career than I have ever had on properties that were listed by a realtor.  There is a misconception that a FSBO is a bargin compared to a listed property. That is hardly the case as we all know.
