There's a growing trend among many real estate agents today. Not a day goes by that I am not hearing about it, or experiencing it myself.
Real estate agents everywhere are HIDING! They hide from their customers, they hide from other agents, and worst of all they hide from their own clients! What is the reason for this growing epidemic? I can't answer that question with a satisfactory answer for everyone. But I can share a personal experience.

I have a client who is transferring from New Hampshire to North Georgia. They called me as a result of an ad on Craigslist for a home we have listed for sale. I quickly developed a friendship with them, and started sending them properties to view. Eventually they tell me that they have already visited here and previewed several homes for sale. When they returned to New Hampshire, their agent simply disappeared. She would not return any of their calls. She would not return any of their emails. These folks are going to purchase a home with CASH, as soon as they get their home sold in New Hampshire. They subsequently allowed me to refer them to a terrific agent in New Hampshire to list their home. That agent got the referral from me because HE ANSWERED the phone when I called him. During my searches for homes in my area, often my clients ask for more information. When I call the local listing agent, I get....voicemail! (and usually no return calls)

My purpose for this post is to say that I am NOT that agent. I make a personal guarantee that if I don't answer your call by the third ring, I will return your call within 30 minutes. (during reasonable calling hours of course)

I probably should clarify that I agree there are times when you absolutely cannot answer the phone. However, I think that even if I am WITH a client, the call should be answered. You can say, I am so happy you called, but I am showing a house right now. I will call you back within ____minutes.  It shows 2 things. 1. You do answer your calls. 2. Shows the  clients you are with how important you consider being available. They know that when THEY call, you will also answer.  If you will be in a class or long meeting, you should change your voicemail to say so. (then don't forget to change it back!)

There are legitimate reasons to get a voicemail when first calling an agent (they're meeting with clients, in a closing, etc), but you should certainly expect a call back within a couple of hours.

I have had similar experiences with agents to don't return phone calls so I can't get information to pass on to my clients - my thought is that they don't want to co-broke to an outside agency!!!!  And don't forget - many agents are really only part-time - especially in this market.  Unfortunately, it makes the rest of us look bad.

I certainly agree - I once heard something that said "90% of the money in Real Estate is made by 10% of the people" - this is the reason why! It's a shame that those 90% of the people that aren't working their butt off even get any deals, when those deals can be spread out among the hard workers...absolutely crazy!

Simple rule...answer your phone and get back with your client...the client is the one who writes your check....we're only as good as our last contract.

I never understood how agents do NOT return phone calls within one day.  I don't even use a voice mail, all my calls go directly to my cell phone ~ now that being said, of course there are times when I can't pick up the phone, however I do try to put an extended absence greeting on my message.

Sadly that's why so many people think agents are "bad" or sneaky.  Keep up the good work and your reputation will speak for itself!

I think I found those dissapearing agents. They are working part time at a tea shop here in sunny Naples, Florida. I took a break from work, (yes I am a full time agent) and walked down to pick up a sandwich I had ordered. In normal conversation after the cashier saw my real estate badge, mentioned she was a Realtor too as were 2 others working there. HUH? My pledge in this slow season for us has and always will be, stay focused and ready for action.

Answering phone calls within a reasonable period of time is common courtesy. We owe that to our clients and to other agents who may call. The agents who are not returning calls may not be allowed to make phones calls from their full time job. It is frustrating. Your second call should be to their Broker.
