Home Searching - Priorities vs Wants

Buyers will do themselves best with having their priorities top of mind when home hunting.  Too many times a long list of 'must have' will include desires and wants.

I am not down playing the importance of desires and wants, but I do feel the list should be gone over a few times to pull the top 3, maybe 5, must have items from that list.  

 

While searching for your home keep in focus your 3 to 5 priorities and look at other items as a bonus.  This can be compared to a MLS search.  If an agent lists everything you are requesting more times than not 'zero' homes will show for your search.  In looking at possible new homes keep your 'must have' list top of mind and in focus.  You will find your search becomes much easier, and enjoyable.

If a buyer has absolutely no limit on budget, sure, throw everything on the list. But for the rest of the buyer population, i.e., 99% of buyers, being specific about what is REALLY needed is key to finding the right home.

Hello Mark - it's good when a buyer can identify those "requirements" versus a "wish list" on their home buying list.  It can be even better when they share those priorities with their real estate agent so as a team they can better achieve their goal.

You make an important point, about priorities vs. wants, Mark.  Everytime that I have searched for a home for myself I have wanted a family room.  But, not once out of the three homes I've purchased, did the home bought have one.  However, they had other features that compensated, or ended up being more valuable.  It's important to keep an open mind, and allow a little flexibility, especially in a market that's low in inventory.
