Good afternoon Larry and Sheila,

1st time to comment and I would agree with all your reasonings.  However, those that have F.E.A.R. (Fantasized Expectations Appearing Real) and worry about the future have temporarily dropped out of purchasing.  Then there are those who have left NYS entirely (180,00+) and this has been happening for over 10+ years.  Although interest rates have gone up and then have come down over the last few months, many can no longer afford to buy for now.  Without enough buyers, properties will languish on the market much longer.  Long Island has been very insulated as we have had an amazingly strong economy, but much is made up of service jobs (great for landlords) who can only afford rentals.  We are losing our Millennials and Gen Zs and that is where our future lies.  Our politicians need to work smart and hard to figure out incentives in keeping them here whether a reduction in our absurd real estate taxes, state income taxes, or whatever will keep them in place.  I write a weekly real estate/business column that 125,000 subscribe to as well as many articles are on Google, FB, Twitter as well as active rain.  To subscribe: https://www.wallitbits.io/island360-offers
