Hiring a Home Inspector? Make Sure to Ask These Questions

If you’re buying a home, getting an inspection is a must. But not all home inspectors are created equal, so if you want to find the right person for the job, you need to ask the right questions.

But what, exactly, are the right questions?

recent article from realtor.com outlined important questions to ask home inspectors before you make the decision to hire them, including:

  • How much experience do you have? Can a newer inspector do a thorough job on your inspection? Probably. But going with someone who has little (or no!) experience is definitely riskier than going with a more experienced inspector. When interviewing home inspectors, be sure to ask them about their experience, including how long they’ve been professionally inspecting houses, and what kind of experience they have in your area and the type of property you’re planning to purchase.
  • How much do you charge? Ideally, you’ll talk to at least a few home inspectors before making a decision, and asking each of them what they charge for an inspection is an absolute must. Not only will that help with your budgeting, but if one inspector’s price is completely off from the others (for example, significantly higher or lower), it can be a red flag.
  • Can I tag along on the inspection? While you won’t be able to tag along during the entire inspection, any home inspector should be fine with having you on-site for the process and walking you through their findings afterwards. Not only can an in-person conversation give you deeper insights than a report, but it also gives you the opportunity to ask questions about any issues that come up during the inspection.
