Listing Presentations:

 

I am not talking about meeting with the client; I am talking about the actual data you bring in.  Your binder, or folder or spiral notebook showing how great you are as a selling agent. 

 

I have worked on mine a bit, and I must say it is pretty sad.  When I go into a listing presentation with a client who has already met with all the other agents in town, the client will pull out another listings agents “presentation”.  I start comparing, is there’s bigger than mine?  What does theirs say that I forgot to put in mine?  Does the client even care?

 

I have asked agents about theirs and what they think works best; however a good agent will never tell what is in their presentation.  It is easier to find out KFC’s recipe then get tips on a listing presentation. 

 

I have the standard stuff, marketing, CMA stuff about me and the company.  However it still does not feel like enough.  So if any kind souls would like to share any ideas that would be great.  I really would like to get over my “listing presentation” envy

Currently we have a 1 page (both sides) marketing plan, a team brochure and a magnet.  That's it.  We don't even do fancy dandy CMA's - we pull all of the data in single pages and lay them out as we are talking about them with the clients.

Haven't lost a listing yet.  Frankly, sellers usually already know who you are, and whether they like you or not (at least most of ours do, they find it on our website).  What they really want to know is, can you sell my house, how long will it take and how much money will I get in my pocket.

I make my presentation about how I'm going to market their home better than any agent out there.  Extra exposure on Realtor.com - I show samples of poor listing on the web and compare them to mine.  I have featured homeon realtor.com it gives the list huge exposure plus showcased listing.  I show how much traffic realtor.comreceives.  I tell them and show sample of my virtual tours with unlimited photos.  I focus on selling their home

I take the easy route - my listing presentation is online.  I have a website specifically focused on Listing Your New Hampshire Home for Sale.  This outlines my entire marketing strategy, with samples of everything I will do to market and promote their listing - which blows away virtually everyone in the marketplace - nobody does what I do. Enhanced listings on Realtor.com, visibility on numerous websites, video podcasts, narrated video tours, exclusive property pages, professional photography and more.....   It's all out there for anyone to see with specific samples of everything.

The result?  I can't tell you how many people just email me and say "come list my house".  Many don't even ask about commission.  I have gone on many listing appointments where that meeting (taking the actual listing) was our very first conversation. They seek me out. They're usually sold on me before we even meet - that's usually WHY they contacted me in the first place.

Most sellers in this market are in tune with how someone will market their home.  That's what I focus on with this website.

If they already have all the data and have heard it all before, I focus directly on them.  What do they want?  What are their fears?  Don't bore them witht the technical stuff.  Connect with them personally.

Beth, excellent questions!  I too feel that my listing presentation is lacking.  But the comments from other Agents has definitely help guide me better.  And Rudy's website is great.

Nice Post! A lot has change over the years and so has the listing presentation. You should mix things up and stray away from the conventional presentation to seperate yourself from other agents. Many agents are now doing the listing presentation in powerpoint.
