Open house? Are you still having them?

Do we have open houses because we want to or because we are trying to keep our sellers happy?

Not a single person (except realtor friends) has come to my last three open houses.  I've sent out flyers paid $$$$ for ads and gotten a whole lot of nothing.  I even bought food for the last open house.  With about an hour left i started eating because the food was so expensive.  I left with no leads and a full stomach. 

So how successful are open houses in your area?  I've vowed never to do another one, although I know I'm kidding myself.  Just one hour away they have great success...but why not here?

What are your thoughts?

Some sellers don't like them and some do.  I do them when it appeases my sellers.  And sometimes I do it when I want to pick up more buyers if it is in a good area.

We have very successful open houses. I am unfamiliar with your area, is the issue traffic or leads that go nowhere? I would recommend trying different approaches when talking to buyers.  They key is for them to be comfortable with you. The numbers say that more than 60% of buyers go with the first agent they make contact with. Make sure they see what is in it for them - not how great you are.

I haven't done an open house for probably 6-7 years.  They are a huge waste of time, and considering the average Realtor is an older female, the open house signs just tell any person to come on in and take advantage as I'm probably waiting with the doors unlocked. Talk about Stranger Danger...

Dave - Good to see you!  I've heard mixed reviews from Agents regarding Open Houses.  Personally, I think they serve a purpose but I've also heard a lot of what Donna says above.

I still do hold Open Houses, although they have been virtually a waste of time lately, sort of like throwing darts at a target in the dark. But the sellers for the most part still believe they are viable.

David, I know this may sound corny, but I find having a lot of helium balloons really helped draw the eyes to the open house signs.

David my son...;-)...I think they are a big waste of time...unless they are in a high traffic area...even then, I don't do them...With gas prices the way they are...everyone is narrowing down what they want to see on the internet...

Where was the open house?

Wow... mother and son... they disagree about open house philosophy and they also disagree with Broker philosophies (Remax vs Exit)... I would hate to be in that house for Thanksgiving!!  LOL

With all due respect, I don't see where we disagree about open houses...he stated that he didn't get any customer's by doing open houses...I agree...that's why I don't do them.

It just so happen's there are not any EXIT offices as of yet in Gettysburg, PA...we live 1000 miles away from each other...I'm with a great broker as is my son David...in his area.

We never have issues...all we do at Thanksgiving is eat...great food...and we're just glad we can be together...no issues with my son...ever!

The good thing about different brokerages is that we can learn from each other...it's double dipping...and it's a good thing.

yeah the nearest exit office to me is about 20 miles.  Re/max in my opinion is the best office in Gettysburg.  I'm quite happy working there.  If we were in the same town I'm sure we'd be working for the same company.
