Rio Vista is a private upscale community that has it's own homeowner's association, deed restrictions and bi-laws and it is set on over 450 acres of park-like acres bordering the Ramapo Reserve and Bergen County's Campgaw Ski area.

 

There are many home types to choose from including: single family custom built estate homes; patio or detached townhomes called Darlington Village; and one & two level townhomes located in Walsh Hall. These homes are all set within green belted areas and common use areas for residents including the pool, recreation and clubhouse center, parks, tennis courts and expansive lawn areas. The recreation center includes a fitness center with a weight room, sauna, showers & locker areas. Residents can also enjoy tennis, handball & bocce courts as well as a children's play areas.

 While numbers crunching the other day --- I was inspired to take a look at the data on a neighborhood by neighborhood basis so I am featuring the current stats for RIO VISTA MAHWAH. This slice of the data gives you a pretty good indication of the home price ranges --- from asking price, to those under contract through to final sale. The data is based on single family homes and patio homes ( these look like single family homes but owners do not own the land --- a cross between a townhome & single family home.) This data is for a three month period from May - July 22, 2008.
