Looking for Land In Texas for My Family: How Strange to be The Buyer!

That is right, I am officially a Buyer! What a different position to be in! I have to say, looking for land in Texas has proven to be quite frustrating!

  • There doesn't seem to be a good website to look for land
  • I don't get calls back or emails returned from Realtors who have land listed
  • I even say on the message I have no interest in representing myself

I just spent Fri and Sat. driving to Rock Springs, TX. Beautiful property and most wildlife I have seen in a long time: turkey, axis, white tail, rabbits. But the land was WAY to Rocky for what I wanted.

Do I have to just call a Realtor or two in each small town from here to 240 miles away?

Another frustrating thing was that I stated clearly to the Realtor in Rock Springs EXACTLY what I did and DIDN'T want and he made it clear this was EXACTLY what I was looking for. Incompetent? or did he think just because I drove 5+ hours I would buy? The WORST part was that I said 5 hours was my limit...when I get to his office, he takes me another hour and a half FARTHER from his office in the opposite direction of my house!

On a Positive side: my family and I had a wonderful time on our road trip! We packed a picnic and had a great time together looking at the landscape, stopping at new places on the way and of course singing in the car!

OK, So HERE IS WHAT I AM LOOKING FOR:

  • a minimum of 100 acres
  • softer land: grassy NOT Rocky
  • Large Oak trees at least 70% wooded
  • a tank or stream -- water on the property
  • NOT a LOT of cactus
  • Under 2,500 an acre
  • Less than 5 Hours from Bryan College Station Texas

Am I asking for the Moon and Stars? And If so, Why won't any of the Realtors who specialize in Farm and Ranch Land Just tell me?

Raylene- Why wouldn't you represent yourself?? J/W Because couldn't you actually find the properties in the MLS, I know my area's MLS has a whole land section that tells you any property that is listed (and in the system anyways).

 I don't know the market there but when we got our second secion of 10 acres it was about 4,400 an acre, which was still a steal considering when we got it wooded lots (yes lots) were going for 89,900 right down the street (less than 1000 feet lol)... suckers lol We paid 98k for our 1st 10 acres w/ stocked pond and home already on it :-D.

Also J/W but why the preference of grassy instead of rocky?? Are you planning on building a home on the land?? If so generally the ground gets pretty well worked over and you bring in new good top soil and install your lawn on that anyways not the existing stuff (well thats the best way to do it anyways although alot of people just install the new lawn over the old junk and wonder why it doesn't grow right/ isn't healthy) :-\

Maybe you should look at 50 acres a little closer to home and represent yourself. It would be about the same cost.

I would choose not to represent myself because I can't find what I am looking for in MLS. Here, most of the small towns do not use MLS or any other form of Internet advertising...they are just too old school. Advertising seems to be via word of mouth and who you know.

I have found property for $1,500 an acre, this afternoon but it is 2 hours away. Not too bad a drive & covered with 100+ year old oaks and some Pine...also has a running stream and a little bit of riverfront! Hope I find a good deal like you.

Grassy instead of rocky because I like the big oak trees and because I want a place my kiddos can play without having to worry as much about snakes and falling on the rocks.

Eventually we would build a weekend / hunting cabin...

Susan 50 acres X 5K an acre = 250,000 and that would be for land at least 45min away...wouldn't you agree? So why not drive another 25-35min and get twice the land?

Also, 50 acres is not enough for good hunting land.

Raylene, try checking out the United Country website. (Unitedcountry.com)  They/we specialize in country property and you can search by price and size of acreage, without naming specific towns.  They have some offices in the East TX and the DFW area that are very active.  The website only has United Country listings. 

Sometimes finding country property feels like looking for a needle in the hay stack.   I'd talk to as many brokers as you can, follow up repeatedly if you have to, and drive to places that might be of interest hoping that you will stumble on something. 

Follow up with offices in areas that you like  a lot to make sure they don't forget you.  Due to the volume of calls that we probably all get from people looking for cheap land,  from prospects that theoretically can buy any where in the state and that have no real urgency, we tend to focus on most motivated people first.  If these brokers are not part of an MLS, they probably are not using a database to track potential client's requests.

Raylene- So whats wrong with the land for 1500 an acre?? Sounds awesome and if your looking for hunting land a stream definitly doesn't hurt lol.... and it is less than 5 hours away... sounds exactly what your looking for lol.

As far as the 50 acres not being good hunting land, I have had several large deer taken off my property, and a few of my neighbors have also shot deer, turkey, and geese (and they all have less property, most 5 acres or less lol)

Sondra - Thanks for the tips! I will check out the website. I have spent the morning calling companies within a 2 hour radius. I think you are exactly right on the money with your advice on the best way to go about the land search...

We spent Sun. driving in Palestine. It was a lot of fun!

Chris - Ohhhh Yeah! It is EXACTLY what I am looking for. BUT it is 300 acres. I can't afford it.

AWWW  - Great photos! Maybe I should re-think the amount of Land we were wanting....

Thanks for sharing the photos! I wish I had been fast with my camrea when we were looking this weekend. I saw a beautiful Axis buck with a great rack, tons of mamas and baby deer (I was surprised the babies still have their spots.) and about 9 turkys all together in a flock. They took flight and it was really fun to see them in the air. I had never seen a turkey fly before...much less a bunch of them!

Raylene- That sucks that it doesn't fit into your budget for this purchase, 300 acres would be awesome!! :-D What does an Axis buck look like (I am guessing it is different than the deer we have here in MI). We have an 18 pt. buck (atleast thats what he was 2 years ago) that roams the area, I haven't seen him yet this year but I usually only see him every couple years (hes a good hider lol), and I haven't heard of anyone getting him yet. Yeah we get turkey, deer,rabbits, squirells, coons, and everything inbetween... including fox and coyote (and we are less than a mile away from a busy main road). I would check the state and county ordinances on amount of land you have to have to be able to hunt, and restrictions on weapons without so much land/ for that area.... where I am we can hunt with a shotgun, but no rifles... regardless of amount of land. Goodluck I am sure you will find something great soon :-D

Chris - This is what an Axis Deer looks like. We also have lots of Hogs. That is one thing I don't mind killing -Hogs - as long as it is not a sow with piglets (silly I know)

I know alot of land changes hands at the Coffe Shops/ or more often Gas Station Coffe Tables in the small towns...It sounds silly but thats where the bargains are made.  Also a good place to find used tractors.

Not to stereotype but: Look to oilfield contractors.  Welders, pipefitter etc..,  I know lots of people in these industries that buy lots of land when buisness is good and sell lots of land when buisnes is bad...  They trade land like an executive trades stock and mutual funds.

 

Your the best Prospector in College Station...PROSPECT!!! :)

Raylene- The spots look like the spots yearling whitetail deer (the ones in my photos) have and lose around a year old or so. I don't blame you hogs are nasty, and can be mean lol.... I can understand not killing momma when shes with her babies though.

That looks like a pretty good sized Buck there :-D. I am guessing since you said you are looking for the good hunting land, what kind of animals do you hunt down there in TX? I'm not a hunter, I am to much of a softy for animals I guess, because I just like looking at them... + I don't care much for eating them so to me it is cruel for me to shoot them. However I am all for it if you will actually eat it and not just shooting them for "sport" aka just the fun of it or because of their rack/ size, as I have let several people come hunt my land.
