I was back at it today.  I was delivering my newsletter.

Today it was the River Bender.

It was a gorgeous day in Lisle, Illinois.  75 degrees.  No humidity.  Not even a cloud in the sky.

Perfect.

I had a 140 newsletters to deliver.  I hang them on door knobs.  I use plastice door hanging bags.  Anyway...

While I was out, I ran into a guy I knew from the neighborhood.  He was walking his dog, enjoying the day.

He asked about work.

"If I had it my way, I would sell my house and move to California," he said.

Why must people tease me?

"You could probably get a great buy out in California," I answered.

"Oh no.  I'm not going to lose my shirt.  I am going to wait," he said.

Hmmm.

Poor guy.

He was no longer wearing his shirt.  He had already lost it.  The builder that sold him the house was wearing it.

And he wasn't going to give it back.

Spokane Real Estate Expert Well I agree if you buy and sell in the same market. Prices high you make more and then have to spend more, prices low, you make less but spend less on your nect home, so yes, don't wait for the market becuase in most cases it won't matter.

Reality!  What a concept!!!  I do feel for those who will never recoup their investment but are they the same folks who sold in the boom market realizing a substantial profit?  Now the tide is turned so what now???

I had a client buyer last year that bought a home and now was entertaining the thought of selling. Well I checked the comps and they are not good.  He would lose money.

Hi Ken - you are really being faithful to your farming and that is absolutely what it takes.  People will see you so often that you will absolutely be burned in their memory come time to sell.  Way to go! (hey, maybe you should get your own dog to walk, not a beast mind you, but something that will draw people to you, and then maybe even tie in to your hand outs?  hmmmmm!)

Hi Alyce.  Thanks for stopping by.  I used to live in River Bend.  Had a dog named Boo Boo.  100 pound chocolate lab.  He was famous! :)

I agree, impressive farming. Most of us are not so faithful!

I sold my Naperville home in late 1999. Last time I noticed, it was on the market in 2004/2005 can't remember exactly when. It was listed for almost double what I sold it for! Incredible jump in prices.

Here in Missouri we have seen more slow and steady growth. I probably couldn't afford to go back "up North" even if I wanted to!

Ken, this is happening in so many places, I hear it quite often, "I am going to wait to sell, until the market comes back".

I wonder if they have a  clue when that will be?

I sure don't, and I'm waiting too. Heck, I'll probably have grandkids by then and will want a big house. LOL Reality is, home prices are down to 2000 in my location. That is going to take a long time to come back,because home prices will not go up as fast as they did in the past.
