Hauppauge School District Homes Market Trend Report - August 2008.    This report shows a statistical comparison between the month of August 2008, the first and second quarter averages for the year, the month of July and a year-over-year comparison.  This report provides information about homes sold in the Hauppauge School District including:  location of homes, list price, sold price and days on market.

MARKET TREND ANALYSIS: 

The numbers for the month of August are very similar to August of 2007, and slightly better than July of 2008.  However, the average home prices have declined in relation to the first half of the year.  Since there is a relatively low amount of activity in any given month in the Hauppauge School District, and there is a large gap between starter homes and luxury homes, it is fairly common for there to be exaggerated fluctuations in home prices.  The inventory numbers have actually shown improvement over 2007, so the reason for the decline is not likely to be supply and demand.

 

CONCLUSION:

There is a relatively low amount of activity in the Hauppauge School District from month to month.  Because of this, the home price numbers tend to have a greater fluctuation than districts with a lot of activity.  For this reason, it is best to judge the trend on a quarterly basis.  Homeowners that are looking to draw conclusions on home pricing should have a market analysis done for their specific home.

Most of the Hauppauge School District Homes are priced right which is why most of them are selling under 100 days. Great market trend report.
