Can you add to this list of why buyers leave their agents?

Over the years we have all heard stories from people who had second thoughts after choosing an agent.  There are tons of sites that will give you advice on how to choose an agent.  But let's look at the top five reasons people are unhappy with their choices AFTER following all of that advice. 

These reasons are from people who came to me after leaving their previous agent.

1) The Agent sat them down and grilled them for 3 or 4 hours and then wouldn't show them even one house without their signing an agreement never to see a house with anyone else ever again

2) Agent was lots of fun when they were looking at houses, but the buyer realized the seriousness of the situation when they were ready to make an offer, and the agent had no advices

3) The agent thought every single house they looked at was a good one worthy of an offer at full asking price

4) The agent was never seen again after the first day and another agent was "assigned" to them

5) They just didn't trust the agent

I have had buyers come to me with a list of complaints about previous Agents, like they never do anything for them, never showed them a house, etc etc.

After working with these same people, (I have them sign my contract, get them pre approved, discuss what we are looking for, etc) I sometimes find that they are not in a position to actually buy a home (financially speaking) and that the don't understand this and are blaming it on a previous Realtor.

Just my 3cents that its not always the Realtor, but sometimes the buyers themselves:)

The comments I hear about agents that clients chose not to work with come in two flavors. The first is agents who fail to stay in touch. These agents fail to return emails or phone messages. In my small market, there are some agents who don't use cell phones, and a number who don't really know how to check their phone messages or email. It sounds astonishing, but it is true.

The second is agents who are doing too much selling. These are the agents who hype the market and are constantly pushing for a quick sale. This is the car salesman treatment and we all hate it. (I guess no one taught them the term FIDUCIARY)

Now that the market has cooled in my area, it isn't as common, but there was a time that good agents working hard for their buyers lost them to open house agents who told them that they needed to write an offer "Right Now" or lose the chance to buy house.  (In California, it is still fairly uncommon to use buyer broker agreements.)

Unfortunately, when faced with that choice, there are a lot of previously loyal buyers who succumb to the pressure and give up their chance to be well-represented!  They don't really understand agency and buyers just want the house!

Vicki, of course they want the house.  Why can't they just call their agent to write it right now?  Doesn't seem to much to ask of their agent if that is what is needed to get the house.

Like that answer.  Kind of boils down to because the deserve to be left int he dust, when you put it that way.

Try to answer your comment on RCG, but the site is down. I'll do it as soon as I can.  Excellent comment from you there...and of course, I've got an even more excellent answer to go with it :)

Excellent comment.  And sometimes it's just not a good match.  But yes, I learned to look for why the other agent was interested enough to DO their best for this person.  Sometimes it equals I ain't interested either :) and sometimes it equals they weren't ready THEN but are NOW.
