Drawing a Price Line in the Sand...The Tide Can Wash an Offer Away !

    A few months ago we had a seller who got an offer on a property he inherited....that was fully paid for...for a few thousand less than asking. It was a cash offer closing in 2 weeks....the property was not his homestead and vacant and he decided that he "had plans for a larger amount"..and foolishly, we cautioned, countered the buyer...YICKS ! Not surprisingly....the buyer walked....the house stayed on the market...and now will become an unwelcome rental for the seller who would not bend on price....

   Before you Mr. Seller, react with your heart....and maybe not the best economic "head"
 any of us would like....think about that offer....and more important, act quickly...there are plenty of other homes on the market!

    Mr. & Mrs., Ms, Mr Buyer....before you draw your line in the sand about paying "just this much" know too that in most cases, prices have never been better...are you bargaining in good faith or choosing an arbitrary number ?  Are you looking at the most recent sold numbers ?

     Be honest, be fair....and may the buyers and sellers all know that we are all working as hard as we can...and that lister wants less than the best for their sellers....and no buyer's agent, less than the best for their buyers....and hope we find a happy medium.
