It's Official... Ready or not SC, here I come.

Okay, it's official. I will be taking the exam to get my license in South Carolina. Yay! I am very excited about this because the goal is to get licensed in FL, TX and SC to compliment my NY venture. One of my mentors has inspired me to toy with the idea of possibly adding PA to the modified business plan. Hmm... we'll have to save that for another blog post. I will definitely have to pass my FL exam first before I add another state to my fav list. 

Do you see that tiny little white building way on the back and in the upper left quadrant of this photograph? I will be setting up shop next to that electrical pole sometime in the near future. This is an L shaped 1.5 acre plot that my Mom and Dad own with beautiful views everywhere you turn. It will be my temporary HQ where I can study for my exams and tentatively job hunt until I decide where I want to permanently house this venture.

The whole purpose of the experiment is to become an independent broker growing a family business, but there are several really great brokers in AR out of Manning (which is less than 30 minutes away) so I keep thinking that maybe I should send them my resume when I get down there on vacation in a few weeks. You never know... after all, I am a REMAX gal... If they don't mind taking on an associate who works by running up and down the East coast, then what the hey - hello South Carolina (LOL).

Paddy, Thanksgiving break wouldn't give us enough time to spend with the family. We're hoping to see both sets so we would have to travel to FL as well.

Cheryl G, NC is not currently on my radar, but who knows what the future may hold. I am open to it but don't have enough of a support base of relatives and friends in the state to justify the expense. I figured that would be a CC referral spot. We have always stopped over to stay at least one day in NC for every vacation running the last 19 years. I kinda sort of want to keep that state as a rest spot to play and not work in. I feel that way about VA as well, and I have a lot of family there...

Hi C, You and I have a lot in common.  I am licensed in NJ and also want to get my license in Vermont (where I plan on moving one day), Florida and Arizona (for future investment opportunities).  I was working on the Florida license earlier this year, but got distracted around Chapter 6 (not exactly the most interesting reading).  We'll have to have a little mini competition to see who can get the most licenses first :)

Lisa F, very cool. I accept your competition (LOL). I am doing the entire FL broker's class on-line at CareerWebSchool.com and it is pretty cool. I just started a couple of weeks ago to get the required hours in. I was studying for the sales associate exam, did the 63 hours for it only to discover if you are a sale associate in any state you can take the broker's classes online after six months into your career because you only need to be a sale person for a year to become a FL broker. If I sit the SA exam like I had originally planned, I would be stuck as a sales agent for another year and will not be able to take the FL broker's test because I would have to be a FL sales associate for a year to do so. I had to start all over and do the brokers classes on-line because I already have a year in as a Realtor in NY. (LOL) Go figure...

Oy Oy Oy, what a nightmare.  I've had my brokers license in NJ for years.  When I found out about taking the Fl test, it was only 12 more hours to do the Brokers class than the regular salespersons one so I figured, why not.  You never know.

Lisa F, very true. You never know where being prepared may take you. For all I know all of my business may just be from my NY admin and personnel retirement hook-ups, or I may do very well with the out of state locals. I think I just like being able to work where I want if someone asks me to do something for them. I think I also like the fact that when we move to FL next year, if I do get a SC call, I can simply go home to my Mom and Dad's and take care of it while hanging with my family. I can see them in six hours from where we'll be in FL so scheduling appointments would never be a problem plus the goal is to get the family involved in the business. I've got a lot of retirees to pull in, not to mentions nieces and nephews (LOL). My older sister can handle the SC office while I'm gone. My sister-in-law can handle the FL office with Mike if I am in NY.

C - Sounds like a great plan!  What part of Florida?  I own properties in Brooksville and possibly soon Ocala.  I'm down there about two to three times a year for now and probably a lot more if I get into investing there more.

We'll have to get together there when you move.  Maybe we'll even set up shop together.  I have been sort of toying with the idea of a Florida move myself though I don't know where life will take me in the next few years.  My ultimate goal is to live in Vermont, though I might only do that for half the year or go back and forth throughout the year.  Keeping my options open.  If I get my private pilot's license, it would be easy to go state to state.

I've also seriously considered Arizona.  I know, those are two of the worst states for real estate right now, but I like both and if real estate comes back, those are overall places where people like to live.  I just picture buying a boat and swimming with the manatees on the gulf coast of sunny FLA.  Of course, I am also Totally in love with the Phoenix-Scottsdale area and have several friends there.  It is gorgeous and may be another option.

Oooo... Lisa F, sounds like a plan! We are in Port Malabar, Palm Bay, Brevard County near the Military base. We're approximately ten minutes off the highway, five minutes from the Mall and forty-five minutes from the Melbourne airport. We spend a lot of time there as well as in Orlando, Melbourne and Titusville. You and I should definitely play phone tag later on. I already have two friends who purchased in Ocala and one in Edgewater. Many retirees I know are on the East coast side so my friends on the West coast side said they are thinking about making a retiree association and split it into two divisions so we can all keep up with each other. When the officers go down on vacation they always stay with or near someone they know from NY (or a FL relative) while looking for a place to purchase. I've a bunch more going down in those areas. The rumor is that Tiger Woods is supposed to be building a golf course so people up here are taking notice and looking for land to build on in 5 years or less.  :-)

Hi C, We'll have to talk privately about this.  I'm heading out on another kayaking trip tomorrow and then straight up to Vermont after that.  We'll have to plan lunch one day when I am back.  My schedule will clear up after about November 1st if that works for you.  I'd love to have some contacts in the Ocala area to keep up on the market there so maybe you can introduce me to your friends.  I had looked at a rental in Orlando.  I don't know the area you are talking about at all.  I know the Tampa area pretty well and love Wesley Chapel.  I've driven a good portion of the state in the last year - about 18 hours exploring new areas on my last trip.
