Do you think you can do it alone when buying a new home? Don't think a Realtor really contributes to the transaction? Think again. Here are some of the questions a knowledgeable agent can help you answer as you navigate your way through the new home buying process.

1. Are there any incentives being offered?

2. When is the best time to negotiate with a builder?

3. Do you know which closing costs a Builder typically pays? Do you know which ones the builder you are interested in pays?

4. What happens to my deposit if I can't buy the house?

5. What features are included in the house?

6. The model - know which are upgrades and which are included in the price.

7. Do you know which lots are the best ones to buy for resale? What is a lot premium?

9. Which communities are the best investment for the type of house I want?

10. What happens if the builder doesn't finish the house on time?

11. What about having independent building inspections? Do you know about slab and frame inspections?

12. What happens if items come up on the inspection list and the builder doesn't want to fix them?

13. What happens if I want to use my own mortgage company?

14. Do you know the reputations of all the local builders in your area? Do you know which ones to avoid? Which ones to use?

If not, then you can greatly benefit with the help of an agent who is experienced in new home sales.  Having sold probably more new homes than resale homes, I have learned a lot of nuances about the process.  It can be a lot of fun or a frustrating headache. Sharon, it is so critical that our buyers be represented in buying a new home. I think most believe that they can just walk in and speak to the new home specialist and be fine. I don't undertand why our state doesn't require them to do a Disclosure of Agency before signing. Then they would have no excuses.

Bill -  Thanks - I am working with a new home buyer right now, and it prompted me to write down some of the many questions that need to be answered to make a wise purchase. The Buyer will comment to me after we walk away from the site agent, "That was a really good question." Not patting myself on the back, but when you've done it alot, you know what to ask. Sometimes the site agents squirm but the Buyer is very happy because they're finding out valuable information they need to know.

Missy - You are so right. Many times the site agent is an employee of the builder or a single agent - in a state that is mostly transaction brokerage - and the buyer has no idea. Since FL has had transaction brokerage for 10 years, there is no requirement to show or have a buyer sign one anymore. When a buyer is representing themselves, an agency disclosure mandate would be a great idea.

Sharon, good reminder to home buyers who want to purchase a new home from a builder that they need to have a Realtor represent them. So many have no clue and it is so vital to have their own representation instead of the builder's representative. Good post!

Great Post, Sharon!!!!  Buyers are often seduced the by "idea" of new construction and the misperception that the builder contract is "just paperwork".   They simply do not know how much they don't know ... and the jeopardy that can put them in ... until it's too late.  In our market (Chicagoland) most builders have a policy of requiring buyers to be accompanied by their agent at the "first visit" to their new construction.  If a buyer happens to stroll in on their own (because they were "in the neighbhorhood"), the builder will refuse to pay the buyer's agent, even if the buyer DOES want their help.  So it's absolutely critical that buyers understand that BEFORE they set foot in that door.

Gena - just this evening I arrived in the middle of a buyer signing a new home contract. We had begun negotiating last week and finished it  today.We had to move the closing date, so at the end I asked the agent about that. She said it was okay to close between Jan. 14 and later. I queried as to why we didn't have an end date. She then showed me an email she had asked the buyer to initial that stated the closing could take place Jan. 14. No mention about a later date. I told her we had to have an addendum stating on or before Jan. 30, 2009. She then said builders don't write contracts without the intention of closing them, to which I replied, "Yes but we always want to be buttoned up nere." The buyer quickly realized I was protecting her $6000 deposit and was very appreciative.

Judi - Thanks! You are so right. We just took a listing today and the Seller told me a story about how they 'were supposed to get the land behind their house' and all of a sudden one day the dirt was moved and another house went up. Now there is an odd situation between the placement of that house and their lot. You know what I was thinking.....but didn't say...

Same here in Jacksonville and in Orlando where we used to live. That is what #19 is about. I have had buyers threaten to walk from a builder and then they agreed to let me represent them. I always caution them not to register, not to even give their name or any information if they do wander in. It's so tempting for buyers. Builders are not so hard-nosed now but they will become that way again when the market picks back up. The best is not to even walk in without us.

Very nice list, Sharon. Don't forget to have a home inspection on that new home, too. With many cities having budget problems, they don't have the personnel to check everything in every house, usually doing spot checks.

Russel- You are 100% correct. I always recommend a home inspection. In fact, if they are building from the ground up, I recommend a slab inspection, frame inspection and the final walk inspection. Item 11 addresses this but I'm going to add the word 'building' to clarify it.

I've never had a buyer regret doing this but I've seen a lot of houses for sale where they obviously didn't do this and now the homeowner is paying for things the builder would have corrected. Thanks for stopping by!

Lots of prospective buyers don't realize that buying a new construction can be just as financially viable as something pre-built.  It's so important to have a talk with a licensed real estate professional to know what all your options are.
