In today's market where many agents are extremely cautious about taking on new listings, I took on an entire development. A development that had been listed almost a year with absolutely no success.
What was I thinking?
I was thinking that somehow the previous marketing strategy completely missed the mark. The previous company, an icon in our area, wasn't accustomed to catering to first time buyers. A tremendous company with outstanding agents, just not as familiar with the needs of this community's target.
This new community was exactly what so many of my buyers had been searching for however, I didn't even know that much about it myself.
I pride myself in staying apprised of any and all new opportunities for buyers. This community just hadn't had the exposure necessary to reach it's target market.
So in less than 2 weeks, this is what I did and the effects it had:
- I immediately had the developers renovate the spec from a 2/2 to a 3/2
- I created an incentive package for hometown heroes, not JUST military but also nurses, teachers, policeman, and fireman
- Created a web presence
- Contacted Military Housing
- Hired a Graphic Designer to generate a artistic conceptual of the finished product
- Added additional green space
- Placed a sign on the property that said agent on duty.
- Staged the Spec
Within 2 days of the renovations being completed, the spec that had been on the market for over 6 months went under contract. We hadn't even finished the staging!!!
I have a nurse who is also purchasing a home from the graphic rendering.
The developers are ecstatic. We are meeting this Thursday to discuss our game plan, as we didn't expect to sale our model/office in less than five days.
There is no substitution for hard work, experience, and determination. I took on a challenge, one that many may have thought a mistake.
Carolina Village is now alive and well. I am growing a community and if feels great.
