DELHI NY REAL ESTATE GETS NY TIMES ATTENTION - GREAT AREA FOR SECOND-HOME OWNERS AND DELAWARE COUNTY IN UPSTATE NY HAS VINTAGE HOUSES AND VACANT LAND AT AFFORDABLE PRICES.

LONG ISLAND, NYC, AND NJ BUYERS FIND UPSTATE TO BE THE PERFECT GETAWAY

In an article titled "Havens/Delhi, N.Y. Vintage Homes and Postcard Panoramas." C.J.Hughes wrote about the region's second-home owners that have been buying up vintage houses and renovating them.
Hughes interviewed several people from Manhattan who have purchased homes in Delaware County during the last few years.
Delhi has two wine stores, the Steinway Book Company bookstore, and a sushi restaurant. The Quarter Moon Cafe were also noted. SUNY Delhi's campus and the 50 acre SUNY Delhi Outdoor Education Center also earned kudos, particularly the latter's paths by the Little Delaware River.
Mary Beth Silano, Delaware County Chamber of  Commerce executive director, said she was surprised to hear about the article. "I am glad to see Delhi get this kind of recognition," Silano said.
It's amazing and it shows that the real-estate market is still hot here.

Gita- Thanks for reading my post. Upstate NY is a good place for a buyer to be looking.

Carol,

Having been to Delhi several times (my friend has a week-end house there) I was amazed that the area had not been "discovered" sooner. Thanks to the NY Times article the cat may well be out of the bag. The latest buzz is the Aman resort that is to be built there. If that development comes to fruition it could put Delhi on the global map as well.

JJ- Yes, if the Aman resort gets built it will be amazing and everyone will know about our little world upstate. Right now, I believe it is on hold, but hopefully it will happen. Thanks for writing, there certainly are beautiful areas here and affordable homes and land are still possible.

Carol,

I heard construction was to begin in a year or two but with the global economic slowdown maybe that timetable will get pushed back. I have been casually looking to buy my little piece of paradise in Delhi as I have overstayed my welcome at my friend's house. However, prices are high for nice properties despite the real estate slowdown. NYC also competes against private buyers for land parcels which distorts the true supply/demand picture. So, I am a frustrated onlooker for now.

JJ-You are right, I think it is just on hold for now. I have  a friend who lives in Andes and finds out all the scoop on what is happening with it. That would really send prices up, so now is a good time to buy. I agree that Delhi gets some higher prices because of NYC, but there are still some great finds. Sellers are more negotiable right now because of the economic situation. If you want send me a separate email to colsen@stny.rr.com with your email address and name and I can email the new listings to you. Then you can keep seeing what is being listed, and who knows you might find one you love at a great price. If you want the surrounding towns prices could be less too. What do you think you would want in a property and price range. My Century 21 office in Oneonta opened a new office in Delhi and we are getting alot of new listings.

Drop me an email and we'll see if anything meets your criteria.
